Record price but landmark Tweed estate sold ‘at land value’

A landmark Kingscliff mansion has sold for $9.45m, taking the title as the Tweed Coast’s most expensive beachfront home.
North Point Residence has been on and off the market since late 2019, when it caught the eye of retired tennis great Ash Barty.
The resort-style enclave spanning three blocks by the ocean at 44-48 North Point Ave was listed again in 2022 following renovations with an eye-popping $14m price tag. A record sale was finally clinched after the 1,959 sqm property passed in at auction in October 2023 with a top bid of $9.2m.
The sale was handled by Nick Witheriff, of LJ Hooker Kingscliff, smashing the previous residential record of $8.97m set in August 2022 for a five-bedroom trophy home on 1,292 sqm at 15-17 Cylinders Dr.
“North Point Residence is internationally recognised as the largest property by way of land size on the Tweed Coast,” Mr Witheriff said.

The house was built in 2009 and last changed hands in 2011, when it was purchased by Sarah and Andrew Johnson for $3.15m.
Designed by Paul Uhlmann to reflect its unspoilt coastal surrounds, the home has a full-sized floodlit tennis court and 18m saltwater pool.
Features include whitewashed oak or concrete flooring, high ceilings and custom stonework.
The main residence has four bedrooms, while a lavish master bedroom suite occupies the top level of the “round house”.
This striking cylindrical building has 360 degree ocean and hinterland views and was an extension to the original house added in 2013 and separated by a passageway.
Mr Witheriff said the estate had been difficult to price given the surging cost of beachfront land along the exclusive northern NSW holiday haven.
He said land value sat between $3-3.5m per block based on recent sales, while an offer of $3.5m was received during the North Point campaign from a buyer wishing to purchase just one of the three lots, where the tennis court currently stands.
“When we first started marketing the property in 2022 we had the land valued at $10m, and that was not considering the value of the house, so we had priced it circa $12-14m,” Mr Witheriff said.
“Back when Ash Barty had looked through, it was listed at $6.9m but prices had really gone up since Covid.”
PropTrack data shows the price of a typical house in Kingscliff was down 10 per cent over the past year to $1.8m following a huge spike through 2021/22.
