THE closer you live to the CBD the higher prices seem to rise, but there are still some cheap suburbs to choose from within 10km of our capital cities.
While many of the suburbs around capital cities on a whole have high median house values, not all have skyrocketed out of control — yet.
Analysis by CoreLogic RP Data has revealed the cheapest suburbs to buy in within 10km of the CBD in each state.
While cheap in Sydney may not be considered an absolute bargain elsewhere, the figures are all relative to the particular market in each state.
So if you’re thinking of a move to a city where you don’t have to fork out almost all your pay on your mortgage here are the suburbs you should look at.
Clarendon Vale in Hobart has the cheapest median house value within 10km of any CBD of $156,078.
According to realestate.com.au there are five houses listed at the moment with prices between $150,000 and $200,000 in Clarendon Vale.
These include a three-bedroom home at 9 Ingleby Close, which is listed for $165,000. The home has a stained glass and wooden door at the entry, while the lounge, kitchen and dining area is open plan and has been refurbished.
There is a Saxon wood heater in the lounge. The suburb is about 9km from the Hobart CBD.
The cheapest suburb to buy a house close to the CBD in Adelaide is Dry Creek which is 10km from the city. The median house value is $244,847.
There are only three houses listed for sale in the suburb according to realestate.com.au and none of those currently listed are near the median house value.
The cheapest is a three-bedroom home at 1 Gum Ave, Dry Creek with an asking price between $339,000 and $359,000. The home has two bathrooms and the property also has a large shed.
If you want to live close to the Brisbane CBD median house values at Rocklea, 9km from the city, are $353,030.
There are seven homes listed in Rocklea for sale between $350,000 and $400,000, including a cute cottage at 28 Golf Links Rd, Rocklea.
The three-bedroom renovated home is listed for $375,000. It has airconditioning and there is a study. There are timber floors throughout the home.
In Perth, Osborne Park, 7km from the city has the lowest median house value of $431,036. There are 12 homes listed for sale in the suburb, with the cheapest of those seeking offers from $499,000.
The villa at 101 Cruikshank Lane, has three bedrooms and one bathroom. It is close to the Mount Hawthorn cafe strip and the train station. The home has been recently painted and has bamboo flooring.
The most affordable median house value in Darwin close to the city is $569,447 in Malak, 10km from the CBD.
There are 14 homes listed for sale in the suburb with one of the cheapest, a house at 9 Magdelene Court, seeking offers over between $510,000 and $530,000.
The three-bedroom home is on an 800sq m block of land. It is directly opposite the local park.
It has two storage sheds and a fish pond.
Melbourne’s cheapest median house value close to the city can be found in Bellfield.
The median is $582,573 in the suburb which is 9km from the CBD.
There are only three properties listed for sale in the suburb with the cheapest, a three-bedroom home at 21 Poplar Cres, seeking offers between $600,000 and $630,000.
The home is within the parklands precinct and close to parks, playing fields and Darebin Creek.
It sits on a 613 sq m block of land. The home itself has ducted heating and alarm system and polished floorboards.
Sydney has the most expensive “cheap’’ median house value within 10km of the CBD.
In Turrella, about 9km from the city, the median house value is $839,676.
There are 12 properties listed for sale in the suburb at the moment on realestate.com.au — but none of them are houses.
Eastlakes has the most affordable median unit value within 10km of the Sydney CBD at $484,487.
One of the cheapest on the market at the moment is a two-bedroom unit at 4/27 Mascot Drive, with an asking price of $540,000.
It is in a small block of 12 units. It has a combined lounge/dining area, separate kitchen, bathroom with bathtub, balcony and car space. It is rented until September 2015.
