Perimeter areas and those which once carried a perceived social stigma are no longer the poor cousins of the marketplace.
The Top 10 metropolitan area performers for house price growth in the past year have nudged out more salubrious competition to gain a foothold on the ladder, with Champion Lakes, Balga, Kiara and Maida Vale all getting a guernsey.
In the southern region, Medina has also booted itself into a Top 10 spot while Koondoola and Girrawheen made it into the northern Top 10.
Grant Winning, of LJ Hooker Kalamunda, said Maida Vale was “at the bottom of the hill” and was therefore a more affordable option for those shopping in the region.
“It’s often a stepping stone for those aspiring to the views to be had from the neighbouring suburbs up the hill,” Mr Winning said.
Aaron Bazeley, of Elders Southern Gateway, said Medina, near the Kwinana employment hub, had less of the social housing it once was noted for.
“We’re finding anything in the $300,000-plus range is going within two or three weeks,” Mr Bazeley said.
“I had one in Summerton Rd that had 10 parties through the first home open and sold it that day.
This property was a three-bedroom, one-bathroom on a 979sq m block and it sold at $375,000. The former reputation is absolutely changing. You’re getting a lot more entry-level buyers and investors and that stigma seems to have lifted. The lesson is, get in quick while it lasts.”
Bell Merenda estate agent Lee Merenda said Balga had seen a lot of change as the traditional triplex blocks of 728sq m were snapped up by developers.
“Affordability is driving the growth, and its location to the city,” Mr Merenda said.
“Considering some of the newer areas, such as Alkimos, are 25km from the CBD.”
ALL FIRED UP FOR KIARA
Young homebuyers Beau and Kristyn Roberts were looking in a few areas in the northern patch before they moved from Lockridge to Kiara six months ago.
“We were searching for a while around the area, anything up to Ballajura and Beechboro, and we bought the new home just before Christmas,” Mr Roberts, a firefighter, said.
“We had to start somewhere about three to four years ago and our old place was a 3x1. We’ve upgraded to a more family home with this property. It’s only had one owner. It was well looked after and I was completely rapt with it.”
The 528sq m property in a cul-de-sac was sold by Acton Mount Lawley’s Jody Missell.
The couple have already painted and removed a dining room bar to create an open-plan living area.
For about the cost of Perth’s overall median house price, the couple could also have chosen the new, inner-city apartment lifestyle.
But, having family neighbouring suburbs – and with Kiara’s new fire and police stations around the corner – the suburb, just 15km northeast of the CBD, fitted the bill.
“I grew up with a big house and a big backyard and I didn’t really want to compromise on that,” Mr Roberts said.
“It’s a good spot with good size blocks. If you can afford to knock down and build, you’re laughing. Otherwise, you’re moving a lot further out to get what you want.”
