A three-bedroom house located on an “expansive” block close to a school has sold for just $22,000.

The house, situated on a 1062sq m block in Merredin, between Perth and Kalgoorlie in Western Australia, was sold in January through private treaty.

While the house may seem like a steal, there’s a catch for the owners.

According to the online listing by Stephen Nagle at GEST Real Estate, the house is riddled with asbestos.

“Are you in the market for a new property? You’re probably thinking about those age-old questions that pop up for most buyers during the property search. Do you buy vacant land and build, renovate an existing property to live in or flip while the market’s hot, or demolish and start over?” the listing states.

Mr Nagle promises the asbestos-filled property provides buyers with options.

The three-bedroom, one-bathroom house is “in need of repair” but sits on an “expansive 1062 square metre block … just two streets back from the school”.

He said owners could demolish the property and rebuild or renovate.

“The good thing about knocking down and rebuilding is that you get to create the home you want,” the listing said.

“You choose the style and orientation, and you can make it as comfortable and energy efficient as your budget allows.”

The final line in the listing reveals the catch: “Note: This property contains asbestos.”

Similar listings in the area range in price from $195,000 to $325,000.
