A LEADING Perth urban planner has warned moving the WA football stadium to Burswood would see property values in the area drop.
Dr Linley Lutton said closing the long standing Subiaco venue in favour of a Burswood location would particularly impact on apartments in the casino-driven area.
The planner, who is also opposed to the Elizabeth Quays development, said he felt the Perth stadium would be better located in Subiaco where there would be greater advantages through patronage of local restaurants and cafes.
"The Burswood owners paid a hefty premium for apartments with direct views to the city with the added advantage of a tranquil golf course in the foreground," he said.
"Views resulting from crown reserve land are regarded as a public amenity and up until recent times an owner could be reasonably confident that the reserve would always be there.''
Dr Lutton said Subiaco had been the home of a large football stadium for many years, the local residents were accustomed to it and their properties had been designed accordingly, while Burswood properties had not been geared to such a facility.
The Liberal's $1.2 billion plan to build a new 60,000-seat AFL stadium next to the Crown Perth Casino in Burswood has been in the bag since mid-2011.
The Liberals now also plan to move popular family venue SciTech to the Crown entertainment complex.
Earlier this month Labor announced plans to shift the planned football stadium to Kitchener Park in Subiaco - next to the current stadium - to fund its Metronet plan.
The project would resume 32 private properties and 66 public housing properties.
Mr McGowan said building the stadium in Subiaco would benefit small local businesses rather than the State's casino.
