New figures shows Coolbellup homes are Perth’s hottest buy

NEW figures show Perth homes are the fastest selling in Australia — and the southern suburb of Coolbellup tops the local list.

COOLBELLUP houses have been selling like hotcakes, with homes spending an average of just two weeks on the market, new figures show.

Houses in the southern suburb, inland from North Coogee, have recorded the lowest number of days on market in WA, RP Data figures for the 12 months to March 2014 show.

The suburb’s location, big blocks and affordability have attracted investors and first-homebuyers, agents say.

The area’s median house price is now $450,000 and nearly 100 homes have sold there over the past year.

Harcourts Realty Plus real estate agent Ann Bashi Brown, who has worked the patch since 2008, said homes in Coolbellup had been quick to sell since mid-last year.

The area’s affordability and its proximity to the new Fiona Stanley Hospital, Murdoch University and Fremantle attracted buyers, Ms Bashi Brown said.

“Of the last 10 properties I sold, nine of them went at the first home open,” Ms Bashi Brown said.

About 20 groups would normally come through open homes, she said. Proposed zoning changes announced recently had also made the big blocks, which are on average about 730sq m, more attractive, she said.

Houses across the Perth metropolitan area were the quickest-selling in the country at an average of just 54 days on market, according to the figures.

Perth units were the second quickest-selling in the country, following Sydney at an average of 56 days on market.

Bassendean had the fastest-selling properties of any local council area at an average of 32 days on market for houses and 27 days for units.

The speed at which homes sell has increased significantly since the 12 months to March 2013, when houses were selling within 53 days on average and units were selling within 74 days on average.

Houses within the council areas of Gosnells, Canning, Victoria Park, Belmont, Kalamunda, Joondalup, Cockburn, Stirling, Bayswater, Vincent and Kwinana also made a Top 25 list of the country’s fastest-selling areas.

Units in Bayswater, Canning, Belmont, Stirling and Cambridge also made the list.
