The masterpiece Books House in Mosman, which resembles a stack of randomly placed books, has been launched back to the market with a new agent and a new price guide.

The Luigi Rosselli-created home with a secret hidden tunnel, award-winning design and harbour backdrop was listed in March with a $19.8m price guide.

Now it is going to auction on July 4, has a $16m guide and Bernard Ryan, of Ray White Lower North Shore, heads up the fresh campaign.

The five-bedroom, five-bathroom mansion at 25 Beauty Point Rd was built in 2017 for art connoisseur Tony Gu and businesswoman Jean Gu.

In true Rosselli style, the tri-level has curves in all the right places and the architect took inspiration from nearby natural outcrops. Sandstone features in the tunnel and four-car garage as well as in the courtyards and garden paths.

The home’s stacked design allows for extra privacy and each level capturing the water view.

It is on 685sq m of land and the house offers 538sq m of internal living space.

A leather-lined lift services all levels, and the lounge has a feature fireplace and harbour view plus a moving bookcase revealing a library.

There are two kitchens, the main bedroom has a walk-through wardrobe and mosaic-tiled ensuite and there is a home theatre.

Outside, William Dangar has carved out a garden with curving walkways, irrigation and ‘dragon’ paths inspired by the writings of Lin Yutang. There is also a pool and a private grotto.

The property’s northern aspect, sweeping Middle Harbour views and proximity to The Spit and Mosman Junction make it super convenient too.

Ryan says the Books House is of global significance with artfully exposed concrete, walls of glass and American oak blended organically across each floor
