Clever renovators could defy the downturn and make more than $200,000 profit in just two years when they auction a house they transformed this weekend, the busiest left in property this year.

Sunshine vendors could be set to defy the downturn as their property project goes under the hammer on the middle weekend of December.

A windfall is on the cards for the couple who flipped 25 McIntosh St, which is for sale with a $900,000-$950,000 price guide.

Bells Real Estate Sunshine agent Martin Artigas said the “beautiful renovation” had drawn in young families and professional couples ahead of auction this Saturday, December 12.

“There’s definitely a lot of interest there because it’s a great home in a unique location, which back directly onto a creek,” Mr Artigas said.

“It’s a bit of a hidden gem and a lot of people didn’t realise there were houses down here, surrounded by gumtrees.”

CoreLogic data shows the property changed hands for $761,0000 in October 2017.

An extension, interior renovation and fresh coat of paint on the facade has added extra value to the home.

Vendors are hoping to offload properties before the silly season, with just two auction weekends left in 2019. There are about 1300 properties scheduled to go under the hammer this week in Melbourne, according to CoreLogic. A much quieter Saturday is expected on December 21.

Buyer demand has stayed strong at the tail-end of the year, with a 73.2 per cent final clearance rate from 1312 results recorded last week by the data firm.

A renovation project at 43 & 43A Rushall Cres in Fitzroy North attracted 35 groups during its campaign.

There are two self-contained homes on the one block, which is for sale with a $1.7-$1.87 million price guide.

The Agency director Peter Kakos said the property was a “rare offering” that could be redeveloped, leased or renovated.

It’s the first time the property has been put on the market since it was built in the 1980s.

In St Kilda, a slice of music history at 74 Chaucer St is hoping to hit the right note with buyers.

The Victorian was visited by INXS and Crowded House while vendor, filmmaker Julie Stone, worked with them on music videos.

Ms Stone has $2.3-$2.5 million price hopes for her three-bedroom home.

“We would often film an element of the video there, which we would cut into a clip or use as an animation,” Ms Stone said.

“I’d like to think this house has become grounded in the history of St Kilda’s music scene.”

Realestate.com.au recorded an 82 per cent clearance rate last week from 995 results.
