The 41ha wonderland, at 485 Wild Dog Road, Apollo Bay is selling via expressions of interest with price hopes of $3.5m.
Great Ocean Road, Apollo Bay agent Darren Brimacombe said the seclusion had already caught the eye of several Melbourne buyers.
“It’s so close to the river up there … you can’t build that sort of property in those location any more,” Mr Brimacombe said.
“It’s private and secluded, that is the main thing, and that endless supply of water and to have your own waterfall, you just don’t get.”
Entertainers will love the purpose-built platform with a spa and funky tequila bar overlooking the creek.
Mr Brimacombe said there was the potential to turn the property into a retreat venture, with scope to further expand the buildings, subject to council approval.
The main house has been fully renovated and there’s also a two-bedroom fibro cement cottage and two unrenovated Nissen huts.
“It’s ideal for some sort of retreat-style property, I have got people looking at it for that opportunity,” he said.
“If you want to get away from the world, this is the place to do it and it’s an easy 6 or 8km to Apollo Bay.”
An avenue of oak trees leads to the house which frames views of the garden and surrounding bush from every room.
Multiple living spaces and the modern open-plan kitchen and dining area all have deck access, as do most of the bedrooms and there’s also an office space, currently used as a library.
Across the river the property is set up for farming, with a shearing, hay and machinery sheds, stockyards, a two-box horse stable and eight well-fenced paddocks.
Keen gardeners will appreciate the vegetable patch, rose garden and orchard.
