Mt Martha boat shed lifts North Beach record almost $50K
The lockdown hasn’t stopped a record price being set on Mt Martha’s North Beach. The new owners will have to wait until restrictions are lifted before they can use their pricey sand pad.
A boat shed has set a new price record for North Beach, Mt Martha.
The long-held elevated shed at 1 North Beach fetched $175,000 in only the second six-figure sale on the stretch.
No. 45 North Beach sold for almost $50,000 less at $129,000 in 2016, sale records show.

Two more sheds on the beach were also sold this year by Warlimont & Nutt, with 120 North Beach changing hands for $63,900 in March, its director Trent Cameron said.
The 1 North Beach box went to a Melbourne buyer who owns a holiday home on the Mornington Peninsula.
It was owned by the same family for several decades.
The long-time owner had price expectations of $200,000 for the property.
It has a convenient central location and is described as an “oversized boat shed thoughtfully maintained and held by the same family for decades”.
It offers a spacious storage area and deck with views back towards picturesque South Beach.
The North Beach stretch is considered less sought-after than South Beach and has more than 150 boat sheds or bathing boxes.
In comparison, bathing boxes on South Beach can fetch more than $300,000 each.
While many beach boxes on the peninsula are listed for less than $100,000, those in more expensive suburbs can have asking prices of more than $500,000.
In 2015, a Portsea bathing box at Shelley Beach sold for $615,000.
