Marathon campaign ends for Newtown vendors as luxury two-storey residence sells

A family with teenagers has bought a prestige double-storey residence on a landmark Newtown intersection after 10 months on the market.

It’s taken the best part of a year but a sold sticker can be placed on a signboard at one of Newtown’s busiest landmark intersections.

That’s because the contracts have gone unconditional on the architect-designed three-bedroom residence at 80A Noble St, Newtown.

The two-storey home that boasts high ceilings, marble floors and a Geelong limestone exterior sold for $870,000.

McGrath, Geelong agent Egle Skridulis said the buyers had relocated from Shepparton and were working at one of Geelong’s private schools.

The property is walking distance to Newtown’s Pakington St shopping strip.

“They felt close to everything. Close to cafes and shops, close to the city and working they were still good access for him,” she said.

“They have two teenagers at school as well and they are looking to the future.

“Being in a good location, they didn’t been a big home, both something low maintenance in a good spot.

“Obviously it was a premium quality property. They couldn’t fault it,” she said.

The property would be rented out in the short term, Ms Skridulis said.

The residence was one of three constructed after a landmark 1950s dual occupancy home was sold in 2011 for $660,000 and subsequently demolished.

But Ms Skridulis said the sale took about two months to finalise as the buyers dealt with the sale of their Shepparton property.

The contracts went unconditional last week.

“It took us a while, took a bit of trust from the vendors through that period,” she said.

Ms Skridulis first inspected the property prior to the COVID-19 pandemic being declared.

“Having that good buyer inspect prior to all this madness, we were working really closely with them and trying to accommodate them in every sense.

“They needed time, and we were not pushing them. It was a lot of communications and a lot of patience.”

Ms Skridulis said her vendors were realistic and prepared to wait for the right buyer to come along, given the location on the busy corner of Noble and Pakington streets and the fact it was built over two storeys meant the target market was limited.

Price hopes were adjusted during the campaign, which started at $945,000 to $985,000 in June to $845,000 to $915,000 last October.
