All this Lower Templestowe family want for Christmas is a successful property sale — and they’re using an unusual tactic to make it happen.

Shaun Lee and his wife, Selina, deliberately listed their townhouse at 2/18 Sunhill Rd on Christmas Eve with $1.05-$1.15 million price hopes. It will be one of the final properties put up for sale in Melbourne this year.

Mr Lee said promising market conditions had encouraged the couple to list during the silly season.

“Stock levels are low and we thought we could capitalise on that by being on the market,” Mr Lee said.

“We’re not in too much of a rush to sell it in January. So, if there’s not a lot of interest during the holiday period, we’ll change it to an auction campaign.”

The family are upsizing from their four-bedroom home with their four children Rosalyn, Adelyn, Madelyn and newborn Archer. Mr Lee said they’d start searching for their next property once they finalised a deal on the townhouse.

Barry Plant Doncaster East director Mark Di Giulio said a lot of people started searching for new stock in January.

“There will be almost no other competing properties uploaded online from December 20, meaning this home will be launched without any other competition,” Mr Di Giulio said.

“Some of the highest engagement on realestate.com.au is in January, so the strategy is taking advantage of the low stock and eyeballs on screens.”

Highlights of the renovated property include a quality kitchen with stainless steel appliances, large undercover deck and open-plan living.

The first open for inspection is scheduled for January 4.
