Keilor East: Home sets new suburb price record, and why buyers are paying more than ever
A luxury home in Melbourne’s northwest has set a new benchmark for the area. But just how much did the new owners pay?
A luxury Keilor East home has quietly set a new suburb price record, with industry sources revealing to the Herald Sun that it sold for around $3.3m.
The sale of the four-bedroom, four-bathroom home at 21 Clarks Rd, Keilor East has surpassed the previous record sale of $3.15m set by 33 Basalt Ave in April 2023.
Jellis Craig Moonee Valley director Simon Mason confirmed the record-breaking sale exceeded the home’s initial $2.95-$3.2m price guide but would not confirm the final price.

“I’m pleased we were able to get the best outcome for our vendors,” Mr Mason said.
“A brand-new, never-lived-in home on a full block is incredibly rare in Keilor East – most blocks are being subdivided – and that scarcity drove strong buyer demand.”
The home features four bedrooms, each with its own ensuite, a home office, and an upstairs retreat.
A striking double-height ceiling living area with soaring windows gives the new buyers plenty of space.
Mr Mason said the designer kitchen, fitted with Bosch appliances, stone benchtops, and a butler’s pantry with a second sink, was a major drawcard for buyers, alongside the home’s integration of indoor and outdoor living.
“This was a home that allowed buyers to move straight in without the stress of building,” he said.
“Many people are moving away from the idea of going through a build process, particularly if they have young children.
“A move-in ready home like this, where all the hard work is done, is exactly what buyers are willing to pay a premium for.
The Jellis Craig Moonee Valley director said there was a lot of interest from buyers from nearby suburbs such as Moonee Ponds that were either priced out of the area or looking for better value.
“Keilor East is now being seen as better value for buyers, while still securing access to the same top schools like Penleigh and Essendon Grammar and St Bernard’s College and lifestyle benefits as they were previously,” Mr Mason said.
“With demand for high-end homes continuing to grow in Keilor East, if more homes of this quality hit the market, I wouldn’t be surprised to see this record broken again within the next year.
In December last year, Keilor East joined Melbourne’s million-dollar club despite widespread home value falls for almost 200 suburbs around the city.
