Investors win Glen Waverley home by stunning knockout thanks to ‘aggressive bidder’

Five people vied for the keys to this Glen Waverley home in front of more than 40 spectators, but it was one ‘agressive bidder’ that brought the show to a halt.

A popular strip in Glen Waverley has seen exceptional results for a pair of competitive auctions.

Five bidders vied for the keys to 36 Bogong Ave in front of more than 40 spectators on Sunday.

But it was an ‘aggressive bidder’ who wowed the crowd with a deafening $2.8m bid that brought the show to a halt.

Harcourts Judd White Chief Auctioneer, Dexter Prack said the winning bidder was competing on behalf investors, who plan to rent out the three-bedroom weatherboard home.

They also bought number 34 on the same street just last year for $2.536m.

Mr Prack said the vendors,two siblings selling the 699sq m property on behalf of their father,couldn’t believe the result.

It was $200,000 above their $2.6m dream price.

“They’re over the moon,” he said. “It was more than they could ever dream of.”

Its sale equated to $4006 per square metre, one of the more remarkable results Mr Prack has ever seen for a block of land in Glen Waverley.

Meanwhile, also on Bogong Ave, No. 90 smashed its $1.55m reserve to reach a $1.62m sale on Saturday.

The auction started slow, but the three-bedroom pad sold quickly once called on the market.

Barry Plant’s Tony Levoli said all three bidders were developers who “loved the land size”.

He said the buyer who won the keys was likely to rebuild and put a couple of townhouses on the 725sq m block.

Meanwhile in Melbourne’s northwest, a private sale listing in Sunbury also produced a stellar result.

The 3 Lennox Court house soared $160,000 above its $1.5m – $1.6m price guide to sell for $1.76m, in a result that took less than a week to emerge.

Blackbird & Wren’s Mary Roberts said 23 groups had been through the five-bedroom home since it was listed on Tuesday.

Ms Roberts negotiated with six buyers over the weekend —all families — and most from outside the area.

She said that the lucky new owners were tree-changers from Ringwood, who loved Sunbury’s proximity to the city and the home’s “exceptional value for money.”

The priciest sale last weekend was 128 Yarrbat Ave in Balwyn, which notched a massive $6.53m under the hammer.

Strong results were seen across the state, with Victoria recording an 82 per cent clearance rate from 926 reported results, according to realestate.com.au data.

There are 1768 auctions scheduled to go under the hammer this fortnight.
