High-end Newtown warehouse conversion nets NSW buyers

A remarkable Newtown townhouse that includes a partial warehouse conversion has been snapped up as a home base for New South Wales buyers.

A remarkable Newtown townhouse that’s part warehouse conversion is set to become a home base for buyers from southern New South Wales.

The four-bedroom residence at 20A Frank St has sold for $2.6m, close to the top of its $2.45m to $2.65m price guide.

Whitford, Newtown director John Moran said the campaign had opened the bespoke residence for private inspections and attracted several parties to make offers.

“These people are moving down from Deniliquin in New South Wales,” Mr Moran said.

“So it was the low maintenance aspect of it and obviously how well the home was built.

“It was certainly one of the most high end homes I’ve seen in terms of quality.”

Mr Moran said the two-storey residence from Geelong developer Brycon was well received by potential buyers.

“There wasn’t any negative comment on it – it’s a really well done home,” Mr Moran said.

“The back of the house had an old heritage red brick shed on it, which he have to keep and that’s been incorporated into the build and that’s the master bedroom downstairs, and a study upstairs.

“The design and everything of it was just first class. That was great result.”

The sellers had the chance to take the residence to the next level when they bought it off the plan seven years ago.

An existing double red brick building at the back of the redeveloped Frank St property was the inspiration behind the luxury residence.

It’s been seamlessly incorporated into the contemporary new two-storey home, giving an unexpected urban edge to a rear wing that houses a bedroom suite and first floor studio.

Vendor Mark said more old Geelong red bricks were sourced during construction and used to replicate the industrial feel in the entry.

But features throughout the residence include underfloor hydronic heating for the polished concrete floors on the entry level and floor-to-ceiling tiles in three bathrooms.

It was the flexible floorplan with three separate living areas and a northern orientation that attracted the family to the townhouse.
