Geelong buyers snap up a little piece of rural paradise
Geelong homebuyers have found peace and tranquillity in a Barrabool Hills property that features an 1850 stone stables building.
A Barrabool Hills lifestyle property where Geelong buyers had been eyeing off a tree-change permanently or just for the weekend has been snapped up after going to auction.
Buyers kept their hands in pockets during Saturday’s auction, leaving HF Richardson Newtown’s Matt Poustie to make a $2m vendor bid for the 2.44ha property at 850 Barrabool Rd, Barrabool before passing it in on a $2.05m bid to a Geelong family.
But negotiations were soon underway with the property selling within its $2.1m to $2.2m range.

CoreLogic records show the property sold for $2.125m.
“We did have a handful of Melbourne buyers inquire and look at it. They’ll probably looking for a few more acres and or a more modern house,” Mr Poustie said.
“But the majority of our most active buyers were Geelong based, predominantly out of Newtown and surrounding suburbs.
“And I think half were probably looking at from an owner-occupier perspective, and the other half would be looking at it from a weekender perspective, in terms of somewhere they can have a few horses and a cow or two.”
The property was initially offered, alongside its neighbouring 52ha landholding, last year before selling in March for more than $4m.
They owners ultimately decided to wait until spring to test the market for people chasing peace and tranquillity within easy reach of Geelong’s city limits.
The property, Westcott, offered a 2.44ha land holding steeped in history.
The cute three-bedroom weatherboard house is perfectly positioned to take in the elevated vista to the north.
The light-filled home has already been renovated, with polished timber floors and a slow combustion wood fire set in a brick chimney on display in the lounge.
A modern kitchen and dining area featuring Smeg appliances has double glass doors on to a large deck that almost doubles the home’s living space.
The outdoor area incorporates a covered barbecue area and adjoins a historic, split-level sandstone wine cellar with a storage room above.
Another circa 1856 two-storey sandstone stable building is currently used for storage and shearing and is complemented by a modern two-bay machinery shed/garage.
The property also comes with stock yards, four main paddocks, an older three-bay shed and an old dairy.
