An exclusive lakefront property sells as lifestyle buyers’ eyes are opened to the value of a tightly-held Bellarine Peninsula hotspot.
How the world has turned in five years for lifestyle properties on the Bellarine Peninsula.
The last time this five-bedroom house on the northern shore of Lake Connewarre sold, it had taken more than two years to find a buyer.
But that was 2015 and the sale price was $800,000.
But after a matter of weeks on the market, the house at 33-39 The Avenue, Leopold, sold last week to a Geelong couple for $1.725 million.
Hayden, Leopold agent Karen Purcell said she had shown six or seven potential buyers through the secluded 1.55ha property during the short campaign.
“It’s a hidden gem and most people wouldn’t know it even existed,” Ms Purcell said.

“The property is quite secluded and the house is really close to the lake — it was privacy and seclusion and the charm of having something quite special (that attracted the buyers).”
Ms Purcell said the owners had worked on the property’s infrastructure, like concreting the driveway in recent years.
They had also enclosed a large veranda in glass.
“It was a very well kept home and the grounds were beautiful and it had some sheep that got sold with the property, maybe it was the sheep,” Ms Purcell said.
“It’s one out of the ordinary to get that sort of lifestyle property with complete lake frontage and being so close to Geelong and Ocean Grove, it’s amazing really.”
Ms Purcell said the interest was mixed between local and Melbourne buyers.
“I had a couple of people who were looking at the other side of the bay and saw real value this side of the bay,” she said.
“And then the couple who bought it are a local Geelong couple.
“A few buyers from Melbourne were coming to have a look and a few locals weighing up with other prestige areas.”
Just two properties on the tightly-held strip have sold between the times this house was bought and sold, underlining the tightly-held nature of the strip.
