A North Geelong house with a bold, designer renovation including street art in the back yard has sold quickly after attracting buyers traditionally looking in a more popular neighbouring suburb.

The three-bedroom house at 3A Craddock St was snapped up for $1.165m to a buyer relocating from south-west Victoria.

Jellis Craig Geelong agent Jeff Begg, who marketed the property with listing agent Kelly Dawson, said the buyer called in advocate Tony Slack to negotiation the pre-auction deal.

Mr Begg said the price was above the $1.05m to $1.15m guide for the property, scheduled to be auctioned on February 15.

Rcords show it’s the second home on the North Geelong pocket near the end of Pakington St to sell for more than $1m.

Mr Begg said the home was initially offered off-market prior to the holiday period, but gained traction with buyers once the listing went public.

“We had a couple of nibbles but nothing we felt was strong enough and then we rolled into the new year and set an auction date,” he said.

“The campaign was actually really busy and we found that the quality of the renovation of the home brought people across Church St to buy in North Geelong after looking in Geelong West.”

Designer Charles Maccora drew plans for the extension to the home that last sold for $345,000 in 2010.

The modern extension blends with the character of the original home.

“It was fully renovated and it was sharp,” Mr Begg said.

“It’s a cut above all the other ones that have sold in that pocket.”

The home’s three bedrooms are in the first half of the home, with a spacious main bedroom suite featuring an oversized walk-in wardrobe accompanied by a luxe ensuite with floor-to-ceiling tiles, a walk-in shower, and a double vanity.

Positioned up from the hallway, past a second entry, is the extension – the hub of the home. It features vast living and dining spaces, and the kitchen includes soft-close cabinetry and premium appliances, including a double wall oven, gas cooktop, and integrated dishwasher.

Mr Begg said it was a positive sign that buyers were prepared to compete for renovated homes worth more than $1m.

He said it was a sign of improving confidence in the market.

“I think the discussions that interest rates might come down has induced a little bit more positive sentiment. People have realised what money costs them now and have realigned their expectations and reset their budgets.

“They know where they sit and the fear of interest rates going up has gone.

“If they were spending $1.5m, they might now be spending $1.2m and they know it’s going to stay consistent.”
