Collingwood industrial warehouse conversion has movable bedroom

While staying true to its industrial roots, this Collingwood warehouse conversion has a style all its own, even featuring a movable pod with stairs up to a bed among the trusses.

One of Collingwood’s original warehouse conversions is up for sale still almost entirely in shell form.

The one-bedroom property at 106 Sackville St is on the market with a quoted range of $1.7-$1.85 million.

Formerly part of a door manufacturing warehouse, the site was converted by the vendors when they purchased it in December 1991. The property fetched $144,000 then, according to CoreLogic.

Jellis Craig Fitzroy agent Michael Amarant said it was “exceedingly rare” to get a warehouse still in shell form.

“We’re always turning people away, saying ‘you’re about 25 years too late’ — maybe not now,” he said.

“(The warehouse conversion) concept came across from the US in the ‘80s and we started to see those type of applications in the ‘90s and this would be one of the first. They’re few and far between.”

A portable pod featuring storage space and a mezzanine bedroom can be moved across the largely open-plan space.

Another uncommon feature of the property was its indoor-outdoor integration, Mr Amarant said.

“It is so unusual in a warehouse — usually they’re mutually exclusive to one another,” he said.

Tall glass double doors open to a covered outdoor area, with a paved courtyard and lily pond all featuring in the private oasis.

“If anything should ride out the storm it’s possibly this one, but who knows,” Mr Amarant said.
