Buyers swoop on auction day to secure renovated Geelong West house in prime neighbourhood

Buyers executed the perfect smash and grab manoeuvre to secure a renovated period home in Geelong West.

Buyers executed the perfect smash and grab manoeuvre to secure a classic Victorian era home in one of Geelong West’s most popular neighbourhoods at the weekend.

The buyers inspected the renovated three-bedroom home at 45 Waratah St, Geelong West, just before Saturday’s auction, leaving later with the contracts to the property for their daughter.

The three-bedroom house sold for $915,000 after Saturday’s auction, exceeding $830,000 to $900,000 price hopes.

Questions for Millennial home buyers

Hodges, Geelong West agent Marcus Falconer said the buyers were from Daylesford, holding the highest bid over another buyer that had been following the property throughout the campaign.

“They looked at it that day,” Mr Falconer said of the purchasers.

“We had one buyer that had been there for the whole way, but they were the underbidder,” he said.

“There were three underbidders, so it was a good result. There was strong interest.”

The result demonstrated the pulling power of one of Geelong West’s most popular neighbourhoods.

“It was beautifully located, obviously near the (Ashby Primary) school and Pakington Strand,” he said.

“It was a really beautiful double fronted-fronted Victorian with an amazing entertaining area.”

The weatherboard house last sold in 2010 for $597,500.

The vendors had since added their own touch to the renovated home, updating the rear outdoor entertainment area, installing a gas log fireplace and a built-in outdoor kitchen beneath an extended veranda roof.

Geelong West is one of the most consistent growth suburbs with a median house price of $662,000, according to Hometrack data, with an average annual capital growth of 7.4 per cent over the past decade.
