Esteemed architect Rob Mills has injected serious style into Victoria’s property market by listing both his city and coastal homes.
Mr Mills has set a $8.8-$9.4m price guide for the former, Armadale Residence — a warehouse conversion he created as his family’s primary residence inside an old cardboard factory at 7 Stuart Street.
And he’s asking $3.65-$4m for Ocean House, which he designed and built on a substantial 1.29ha beachside landholding at 2A Tradewinds Avenue, Lorne.

Both homes showcase Mr Mills’ simultaneously simple and luxurious signature style.
He has listed them after deciding to split his time between Melbourne and Sydney as his award-winning practice, Rob Mills Architecture & Interiors, expands to include development sub-branch by RMA and interstate offices. Mr Mills plans to live at his own Hampden by RMA development in Armadale while in Melbourne.
He recently told the Herald Sun he had owned the Armadale building more than 15 years, eventually renovating it in 2017 to create “a more functional, five-bedroom family home”.
Mr Mills said he had carefully chosen each element of the three-storey abode, including the “light, shape and material”, with the result being a space he could lock up and leave and enjoy as “a refuge to recharge and restore my soul”.
Kay & Burton South Yarra listing agent Andrew Sahhar said adding to the home’s low-maintenance appeal was the fact it was directly opposite what was essentially a yard the new owners wouldn’t have to look after: a park.
Mr Sahhar said the house was filled with quality materials, including polished-plaster walls and marble in the striking curved staircase, flooring and bathrooms. The brilliant brass kitchen also features Wolf, Gaggenau and Sub-Zero appliances.
“It’s a very light and bright house and a lot of people have commented that, depending on your mood, there are different rooms to suit different needs,” he said.
“For example, the beautiful home office has a very different feel to the living area.”
Mr Mills and his family had used the Lorne property as their own weekend retreat, as well as offering it as a high-end holiday rental on Airbnb.
Great Ocean Road Real Estate is marketing the six-bedroom house, made of concrete, timber and glass, as “one of Australia’s premier beachside homes”.
And listing agent Ian Stewart described it as “intricate in design (and) pretty out there”, noting it offered views “across Louttit Bay to the pier” and was just 100m from a quiet beach.
The Armadale property’s expressions of interest campaign closes December 1 and the Lorne property’s campaign ends December 14.
