A timeless modern renovation to a freestanding Edwardian house has helped set a land record for Geelong West after a quick sale.
The three-bedroom weatherboard house at 141 Hope St sold for $855,000 after 12 days on the market.
The land rate for the 247sq m property hit $3462 per square metre.

An analysis of CoreLogic sale records shows it became the most expensive land rate for a freestanding house in the popular inner city suburb, beating the previous record holder by $14 per square metre. The analysis excludes units, townhouses and terraces.
That at 16 Lawton Ave, Geelong West, which sold for $1.35 million in February, 2019.
Maxwell Collins, Geelong agent Laura Vander Noord said the buyers were from Western Victoria and would seek a tenant for the house in the short term.
But they plan to relocate to Geelong West, so the family could be closer to the city’s most popular schools in the area.
“They bought it specifically for the schools,” Ms Vander Noord said.
“They like the opportunities the schools provide. In general they want to be right in the middle of the action.”
The property attracted strong interest during the campaign, with 12 groups inspecting on the open weekend up against Pako Festa, with another 18 visiting the following weekend.
“It’s showing that Geelong has got a strong buyer pool. Quality buyers are still looking for properties,” she said.
“It was fully renovated to a really high standard and it has a timeless appeal,” she said.
“It will never outdate — the colour schemes and the quality of the build will last forever.”
Walkability was another positive of the property, near to Sparrow Park, with shopping at Shannon Ave and Pakington St.
The Edwardian-era house is a fine example of how to blend original character with a contemporary open-plan extension at the rear.
There’s enough space out the back of the compact 247sq m block for a lush lawn, perfect for entertaining, a single car space accessed via Yuille St and garden shed.
Those wanting to stretch their legs or those of their furry friends can just duck across the road to Sparrow Park.
