Melbourne Cup-winning horse trainer Anthony Freedman puts Merricks North acreage up for sale
The famed trainer of many winning horses like ‘Without A Fight’ and ‘Warning’ has just listed his Mornington Peninsula property with a pool, tennis court and six stables. SEE INSIDE.
Melbourne Cup-winning horse trainer Anthony Freedman and his wife Melissa are selling a Merricks North acreage they’ve owned for close to 30 years.
Property records show the five-bedroom residence on Tubbarubba Rd is under the company name A.G. Freedman Investments Pty Ltd with Mr Freedman and his wife as directors.
Mr Freedman cemented his position among Australian horse racing’s elite when his horse Without A Fight won the 2023 Melbourne Cup, the fifth time his family stables have trained a winner for the race that stops the nation.

He and his brothers have produced winning horses in many other esteemed events including four Caulfield Cups, two Cox Plates and 11 Oaks since he joined the family business in the mid-1980s.
Mr Freedman and his youngest son, Sam, now operate Freedman Racing together in Cranbourne and Pinecliff.
The prominent thoroughbred trainer is has put his Mornington Peninsula house with $12m price hopes.
While Kay & Burton Flinders executive director Tom Barr Smith declined to discuss the home’s owners, he said the property was the “complete package”.
“The house is, I think perfect, a Mornington Peninsula-style house (with) the right amount of accommodation, a beautiful pool, tennis court, it’s pretty much turnkey,” Mr Barr Smith said.
“It ticks a lot of boxes for what people are looking for.”
While the acreage spans about 21ha, he said it wasn’t high maintenance as it had open lawns and established trees.
With concerns about land taxes a common talking point on the Peninsula, Mr Barr Smith said his understanding was that if the next homeowner wanted to use it as a secondary residence, so long as they continued to run part of the property for agricultural business purposes they wouldn’t be charged land tax on that part of the land.
“We’ve been caught up in the land tax cycle at the moment because a lot of people … think there’s land tax on everything,” he said.
“You’d probably only have to pay land tax on the house portion, which is about 2ha, which is a small percentage of the overall property.”
The home’s listing on realestate.com.au notes it is fitted out for equestrian purposes, with a large dam and creek as well as rail paddocks with shelters, day yards and six stables.
Down a tree-lined driveway, the renovated house is surrounded by established trees and landscaped gardens as well as a wraparound veranda offering views of the property.
Soaring ceilings, walnut timber floorboards and French doors are consistent design features throughout the interior of the home.
The kitchen is fitted with marble benchtops, an American oak island, a Rosieres Paul Bocuse range cooker and a large butler’s pantry.
There’s also a solar-heated swimming pool looking across the acreage’s pastures and dam.
The Freedman family has worked in horse racing over four generations, going back to the turn of the 20th century with Mr Freedman’s great grandfather Bill “Midge” McLachlan who is remembered as one of the best young riders in Australia.
