PERTH'S top investment hotspots have been identified by independent market magazine Your Investment Property after a scan of more than 15,000 suburbs nationally.

Inner northern suburb Morley an emerging major shopping hub less than 10 minutes from the city came top of the Perth list, followed by Como, which is enjoying a renaissance under a new generation of buyers.

The annual report of the nation’s Top 100 hot spots was compiled as a guide for the best areas to invest in for growth and rental returns and listed areas that were expected to see strong growth in value and rental yields over the near to medium term, editor Nila Sweeney said.

Only suburbs with a median price of $500k and under were included and Sweeney said WA dominated the top end of the national list with six suburbs in the top 10.

"Perth was also the leading capital city in the rankings,’’ she said, but with 32 inclusions on the list, NSW had the most suburbs deemed by their research to be investment hotspots.

The list is compiled based on demand including statistics on rental yields, auction clearance, days on market, vacancy rates, sales volume, online search and population growth, supply level of listing, housing developments started and in the pipeline and fundamentals including job opportunities, demographics, infrastructure, public and private spending, affordability, accessibility, amenities and risk factors.
