Ku-ring-gai Council deputy mayor Kim Wheatley and her husband Simon have just listed their large Wahroonga estate with a guide of $12m which is expected to test the prestige market and nip at the heels of the suburb record.

Their Billyard Ave home is the first prestige property to come to market at that price point since April last year.

Kim has been on the council since 2021, was elected deputy mayor last year and is chair of the Heritage Reference Committee.

She has brought her love of history and preserving property to the renovation of their five-bedroom home.

It presents as a century-old cottage from the street, but opens up to a large modern house with open-plan kitchen, dining and living areas, a 6m long rumpus, gym with steam room, wine cellar, five bathrooms and 690sqm of internal accommodation.

Favourite spots are the open living area with statement double-sided fireplace and the deep entertaining veranda with outdoor kitchen off the back of the house.

Outside is a 16m long lap pool, a quarter basketball court, and 2321sqm of garden.

The couple paid $2.58m for an original 1914 cottage in 2019 before undertaking a major expansion and renovation and adding the pool.

Simon Wheatley said the old cottage was once the home of the late Alfred Francis James, the eccentric publisher and polymath who was rescued from a prison in China by his former schoolmate turned leader of the Oppostion Gough Whitham in 1971.

Lynette Malcolm, of Di Jones Upper North Shore, said the home has the warmth of a Colarado ski chalet coupled with popular Hamptons elegance and will be a litmus test for the prestige end of the market.

“There hasn’t been much activity at the high end but the market is solid and the sheer scale and aspirational aspect of this property will draw buyers,” she said.

The Wheatleys are looking to downsize now that only one of their three children are at school and hope to stay in the area.

Wahroonga’s record is $14.5m for a house in Water St which sold in September 2022.

The top price for prestigious Billyard Ave is $13,588,000 for a home that sold in March 2023.
