A family sanctuary with two-storey home and granny flat is going under the hammer in the popular coastal suburb of Nightcliff.

A family sanctuary with two-storey home and granny flat is going under the hammer in the popular coastal suburb of Nightcliff.

The four-bedroom home at 4 Bauhinia St, Nightcliff, sits on a secure 1300 sqm block with lush tropical gardens, plenty of lawn space, an in-ground pool and fully self-contained unit.

Owner David Pritchard-Davies said the property offered peaceful living in the heart of suburbia.

“It’s in Nightcliff but still incredibly private and quiet,” he said.

“You can barbecue, you can pool, you can kick the footy around, you can entertaining and it’s all very private, but the markets, the foreshore and Nightcliff Oval are all just there.

“I’ve used the foreshore a lot for running and it’s been great being able to walk the kids to school.”

Mr Pritchard-Davies said the size of the block and the solid, cool downstairs area made the property a standout.

“When we were looking for a home, this was the only two-storey house we found with a besser block first floor,” he said.

“The last cyclone we had, we sat in the downstairs area and it’s so well insulated we barely noticed the cyclone passing by.

“We didn’t even lose power or Foxtel

“Then the upstairs area is spectacular and different with those high ceilings.

“When you’re standing on the second floor, you’re level with the mature gardens so you look out to all that green.”

Since buying the home seven years ago Mr Pritchard-Davies and his family have installed automated gated, remediated the pool, added security screens, landscaped and concreted paths and the pool area.

“The landscaping was no mean feat, to be honest,” Mr Pritchard-Davies said.

“The block had some really mature trees that had become overgrown.

“We maintained all the screening and privacy but cleared some of the internal trees to increase the lawn area.”

On the ground floor of the home there is a double garage, a powder room, a kitchen and bar area and a bedroom that could easily be used as a home office.

The living area flows out to covered veranda that looks out over the pool and lawn.

“The whole downstairs area is a real relaxation zone,” Mr Pritchard-Davies said.

“The (living area) has been set up for watching sports and you can have people barbecuing, kicking the footy around and in the pool and not be on top of each other.”

Internal and external stairs lead up to the second level where there is an open-plan kitchen and dining space and a living area opening to a covered balcony.

Wood panelling and vaulted ceilings feature throughout the living spaces while the spacious kitchen has modern appliances, gas cooking and stone benchtops.

The master bedroom has built-in robes and an ensuite while the remaining bedrooms have built-in robes.

Outside there is a granny flat with living area, kitchen, bedroom and combined bathroom and laundry.

“The granny flat is completely self-contained so you can have visitors come and go without intruding on the main residence,” Mr Pritchard-Davies said.

“We ended up having it rented out the entire time we were living in the home and generated extra revenue.”
