Hampton abode sells for hundreds of thousands above its price hopes at auction

A three-bedroom townhouse in Melbourne’s bayside area has sold at its auction for hundreds of thousands of dollars above its price expectations. SEE HOW MUCH.

Downsizers purchased a Hampton townhouse for more than $250,000 above its on the market price when it went under the hammer on Saturday.

The three-bedroom townhouse at 2/4 Walker Ave in the beachside suburb attracted three bidders on the morning of its auction, eventually selling for $1.241m.

Initially listed with a $900,000-$990,000 price range, bidding began at $1.1m from a buyer’s advocate representing a couple of downsizers which put the home on the market immediately as the reserve price was at the top of its asking guide.

Two young couples also competed for the home, but the downsizers came out on top.

Buxton Brighton sales consultant Leanne Potter said the sale showed that there were a lot of people who were ready and looking to buy, also who were pleased that there seemed to be no more interest rate hikes in the near future.

She said the market seemed to be a lot more stable, although there were still many first-time buyers trying to arrange their finances.

“But that price range, that circa $1m, is very active at the moment,” she said.

Ms Potter added that the major drawcards of the property were that it was one level, had no body corporate and had scope to be improved.

She said the townhouse had some “complexities” about it, given it shared a driveway with the front home.

CoreLogic records reveal the home was last sold for $745,000 in December 2009.

The north-facing Hampton digs has a large landscaped garden, shaded pavilion and a wraparound deck.

Inside is bathed with natural light, with the expansive dining room opening out to the backyard.

The kitchen is fitted with European appliances, plenty of benchspace, a breakfast bar and a walk-in pantry.

The main bedroom has two built-in wardrobes and an ensuite, while two other bedrooms share a bathroom with a bathtub and heat light.

There’s also a separate laundry.
