A tiny 13sq m space with uninterrupted views across Sydney Harbour has been listed for sale in the upmarket inner-west suburb Balmain and is expected to set a record for the most expensive junk room sold in Australia when it goes to auction next month.
Ray White Balmain agent Paul Cooper said it was difficult to quote a price guide, due to the lack of comparable sales in the Sydney suburb, but a one-bedroom apartment with similar views would fetch up to $500,000.
By comparison, over in Queensland, a federation-style home is available for $505,000. The single-storey property is in Brisbane's leafy Hendra and may not have the harbour views, but it has three bedrooms, a bathroom, built-in laundry and modern kitchen.
Mr Cooper said the agency had been "flooded with interest" over the unusual Sydney property.
The space - a combined storeroom and garage - has previously been used as an apartment without council approval, Mr Cooper said.
"The owner was ordered to remove the structure over two car spaces, which was the kitchen and living area," he said.
"It has left us with an entrepreneurial challenge to see what we can do with it."
It's now being marketed as a studio, with the option for development subject to council approval.
"People can use it to store their cars, materials, sit out on the balcony and lap up the fireworks and the view," Mr Cooper said.
