Darwin rents: Where prices are on the up

The Darwin suburbs where rents have risen and fallen in the past year have been revealed with tenants paying up to 10 per cent more to lease a home compared to February 2024.

The Darwin suburbs where rents have risen and fallen in the past year have been revealed with tenants paying up to 10 per cent more to lease a home compared to February 2024.

New data from PropTrack showed house rents increased in 13 Darwin suburbs in the year to February, and fell in seven.

Unit tenants were paying more in 13 suburbs and less in seven.

The biggest increase in house rents was in Tiwi where tenants were paying 8.3 per cent more compared to a year ago, with the median rents up from $600 in February 2024 to $650 in February 2025.

Next was Lyons with the median rent up 8.2 per cent from $850 to $920, followed by Zuccoli, up 7.2 per cent from $690 to $740.

Rounding out the top five were Gunn, up 6.7 per cent to $640, and Rosebery, up 6.3 per cent to $720.

Real Estate Central department manager, Hayley Hosking said the areas with the highest increases were popular with investors and tenants alike.

“Zuccoli is all new housing, so quiet desirable and second to that would be Lyons,” she said.

The biggest fall in rent was in Malak where the average rent dropped 10.8 per cent, from $650 in February 2024 and to $580 in February 2025.

Next was Stuart Park, with the median rent down 8.8 per cent to $775, then Leanyer, down 5.1 per cent to $655.

In the unit market, Bellamack saw the greatest increase in rents with the median up 10 per cent year-on-year in February, from $500 to $550.

In second spot was Leanyer where the average unit rent rose 5.7 per cent to $508 per week.

This was followed by Bakewell, with the median unit rent up 5.6 per cent to $475, Parap, up 4.1 per cent to $573, and Woolner, up 3.9 per cent to $600.

The biggest fall in unit rent was in Rapid Creek, where the median dropped 5 per cent from $500 to $475.

Second was Nightcliff, where the median unit rent fell 4.2 per to $460, then The Gardens, down 2.6 per cent to $565.

Ms Hosking said the Darwin rental market had been performing well overall thanks to an increase investor activity.

“From what I’ve been seeing, there has been really good interest (from investors) in houses,” she said.

“The great thing is investors have been buying properties in need of maintenance and giving them some love.”

Ms Hosking said homes across most suburbs were renting easily.

“The middle-to-low end of the market is more popular as our average rent is higher in Darwin,” she said.

“Every area has good, strong attendance to opens and multiple applications.”

The vacancy rate in Darwin was sitting at 1.1 per cent in February down from 1.5 per cent a year earlier, according to data from SQM Research.

This was slightly below the national vacancy rate of 1.3 per cent, as well as the vacancy rate in Sydney (1.5%), Canberra (1.6%) and Melbourne (1.8%), but above Brisbane (1%), Adelaide (0.7%), Perth (0.6%) and Hobart (0.6%).
