A well-known car dealer couple, Paul Warren and his wife Elizabeth of the Peter Warren Automotives clan, has decided to upgrade on the Northern Beaches but stay on the same exclusive street.

Last week, the landmark Palm Beach property Karala on Pacific Rd sold within its marketed price guide of $26m to $27m, making it the most expensive peninsula home sold this calendar year.

It was confirmed that the Warrens had been behind the sale of the wow factor trophy home at 83 Pacific Rd and now the pair have listed their current home, Villa Du Cap at number 69, with $14m price hopes.

They purchased the 1409sq m property in 2021 for $11m according to title records.

Paul is the eldest son of the company’s founder, Peter Warren, and after joining the family firm in 1975 he is now is an executive director as well as being a board member of the Australian Automotive Dealer Association.

The luxury listing is being marketed through LJ Hooker Palm Beach, the same agency behind the Karala deal.

While Peter Robinson and David Edwards brokered the initial transaction, Robinson is being joined by team mate Dennis Kennelley on the Warrens’ existing beach pad.

“The really unique feature of it is it’s a double-size site on more than 1400sq m, whereas most properties in the area are on about 700sqm,” Robinson explained.

“It’s a rare block for Palm Beach too as it’s all highly usable grounds, a lot of them nearby actually fall off the hillside.

So, to have that north-facing site with the iconic view of Pittwater and the beach on such a big block is something pretty special.”

Mr Robinson added that despite the cooler weather, the Northern Beaches’ prestige market is hotter than usual.

“People are looking forward to spring and summer and they’re now seriously thinking about where they want the family to be.

“Also, I think people are seeing this area as a bit of a safe haven while the world’s got plenty of unknowns.

“They’re seeing that at the high end, this is a good place to put your money in A+ real estate.”

Villa Du Cap, a 1930s residence, has a Tuscan style decor with sophisticated interiors including a chef’s kitchen with gold trims and marble bathrooms, plus sprawling grounds, manicured gardens and a heated pool.

There are gun-barrel views of the famous headland and complete security and privacy.

The property is on the market through an expressions of interest campaign closing on August 7 at 3pm.
