Abandoned and left to rot for year, this derelict Sydney house is on the market for $1 million more than a luxury house around the corner.

An abandoned house with a murky green pool, badly damaged ceilings and a dilapidated tennis court has come up for sale in the inner west.

The five-bedroom property on 1323sqm is perhaps the worst house on The Boulevarde in Strathfield — regarded as one of the best streets in the sought after Golden Mile precinct.

While it may be the worst house on the best street, it certainly isn’t the cheapest, with 155 The Boulevarde on the market with a $4 million-$4.4 million guide.

In a sign of just how much land was commanding a premium in Sydney at the moment, the guide is significantly more than the $3.54 million a luxury six-bedroom house 50m away on Mount St sold in March.

Belle Property Strathfield director Norman So said the 1323sqm property was in a poor condition that a buyer was likely to pay somewhere around the guide for just the land.

“If you were to keep the property you would need a huge renovation to bring it up to state,” he said.

“I expect the buyer will as a result either build a new luxury house or subdivide the lot and build two high-end homes.”

Mr So said the house had been rundown for several years and abandoned for the past 12 months before it was listed by the NSW Trustee and Guardian.

The five-bedroom house has pressed iron ceilings that were severely damaged, curtains beyond repair and drawings all over the walls.

Outside has a dilapidated tennis court, an uninviting swimming pool and pavers that need to be replaced.

If the idea of owning a derelict Strathfield home on the Golden Mile is a bit too much to handle, Mr So also has a five-bedroom house on Wakeford Rd for sale.

The luxury residence has manicured lawns, a granite kitchen, soaring ceilings and several chandeliers. It also has a piano room, home office and a large outdoor entertainment area.

No. 52 Wakeford Rd has a $3.3 million guide and will go to auction on June 12.

Realestate.com.au reports the Strathfield median house price is $2.775 million — an increase of $300,000 in the past 12 months.
