From trendy inner-city hubs to regional centres and sought-after coastal enclaves, these are the hidden gems with the best potential for you to snap up a new property and live out the Aussie dream.

Whether you’re looking for your first home, upsizing, downsizing or hoping for that perfect family pad, these are the places you might not have heard of but need to know about.

Savvy investors will also want to take note. After years of a drought of homes for sale, the floods gates have opened, of sorts.

PropTrack have crunched home sales data to exclusively show where the most properties are up for grabs, on average, to reveal the markets with the greatest chance of buying success for homeseekers.

Historic Molong in NSW’s Central West tops the list of locations where the number of homes for sale has increased dramatically to start 2025, giving buyers more choice and a much greater chance of owning a home, according to the data.

A town near the booming regional centre of Orange, the amount of homes listed for sale in Molong more than doubled in December when compared to the five-year average.

But that doesn’t mean the charming village, best known for its heritage listed main street and grand colonial dwelling isn’t loved.

The median house price in Molong is $630,000 – almost double that of five years ago, according to PropTrack.

Beachside haven Narrawallee on the NSW South Coast was rated as the second best buyers market. Tahmoor in Sydney’s South West came in third, with Tumut at the foot of the Snowy Mountains fourth on the list. The Central Coast’s Budgewoi came in fifth, with inner-west delight Concord ranked sixth.

PropTrack senior economist Paul Ryan noted these areas had experienced strong growth and development, causing a significant upward shift in demand.

Mr Ryan also indicated the data was representative of a wider emerging trend across NSW, with an increase in supply in many markets offering much better opportunities for buyers than in previous years.

“Housing affordability and high interest rates have been the prevailing force over the year and we are seeing how that’s impacted the market now,” he said.

“Some of these areas have had new development and increased supply. Prices have increased so much and that has given people equity, many have been waiting for enough stock on the market to upgrade to starting this cycle.”

Concord and other Inner West locations such as Forest Lodge are becoming increasingly popular with growing families and downsizers due to the area’s lifestyle options and proximity to the CBD.

Concord has emerged as the best inner-Sydney suburb to buy a home, according to the data. Listings in the suburb skyrocketed by 164 per cent above the five-year average.

Ben Horwood, principal of Horwood Nolan who specialise in the Inner West said Concord has benefited from development-driven growth from rezoning.

“A big part is about five years ago, the zoning rules changed in Concord to promote the building of duplexes and a lot of developers responded to that,” he said.

“On every second block of land is a duplex. With every one house that has sold you’re getting two back on the market, so that would be a big factor.”

Increase in buyer interest is being seen throughout the Inner West.

“We love this community, the Glebe foreshore, we have restaurants, the grassland a good open view, good transport, especially because I work in the CBD we are a few steps away from everything … we’ve had the baby and we are hoping for a bigger house to grow our family,” Mr Yang said.

Their agent, McGrath’s Theo Kotsias said Glebe and Forest Lodge had experienced an increase in properties on the market.

A lot of the interested buyers were downsizers coming from bigger properties where they’d had big equity gains and were willing to pay a premium, according to Mr Kotsias.

“When I’m selling properties in Forest Lodge and Glebe, they sell reluctantly because it's a lifestyle choice so there has to be a compelling reason to give up the lifestyle.”
