One Queensland developer is geared to provide more than 300 homes to Ipswich over the next two years, in a bid to help match the rising demand in the growing community.

‘Oakmont’ and ‘Ember’ are two new projects by Azure set to finish construction in mid to late 2026, planned to deliver 142 homes for the greater area.

Azure’s developments in the Ipswich area across 2026 amount to 271 homes, with another hundred to be completed across 2025.

Construction has begun on both projects, with Ember costing around $60m and Oakmont costing about $72 million.

Ember, in Augustine Heights, features 74 residences in a subtropical landscape, with five flexible floor plans and a choice of two or three levels across the new homes under construction.

Meanwhile, Oakmont’s development sits by the eighth hole of the Brookwater Golf Course. While residents will be able to see the course from their homes, Azure Sales Manager Allyce Kluver said you wouldn’t find a ball landing in your backyard “unless they’re a very poor shot”.

"Ember" is their second development. 100 homes are being made by Azure in Ipswich over 2025, with 271 being completed next year.

Oakmont’s homes can range from 3 to four bedrooms, designed with a classical approach to blend with the existing location.

While Ember’s gated community includes shared amenities such as a pool, Oakmont’s higher price point includes the organisation of several community events in the 61-home area.

Prices for Ember homes range from $750,000 to $990,000. Meanwhile, Oakmont homes start at about $1m and cap at $1.8 million.

As of March, 70 per cent of Oakmont has been sold out. Meanwhile, 8 homes remain available in Ember, to be released in stage 8 of sales later this year.

Azure Director Trent Kiernan said the company saw positive feedback from locals keen to live in Brookwater, and Ember’s sales numbers showed a strong demand for well-designed home builds in Ipswich.

“There is a strong demand for high-quality homes in this region, and we’re proud to be

contributing to its growth,” said Mr Keirnan. “Between Oakmont and our Augustine Heights

project, Ember, we’ll be delivering 142 new homes that offer both quality and lifestyle.”

All of Ember’s homes come in at under $1m dollars, offering more affordable options for people living in the area.

Ms Kluver said the team intended to cater to a wide market to capture people from various financial positions.

“Brookwater is really unique: it’s kind of the premium suburb of Ipswich, and being on the golf course is quite a trophy piece for an investor and for an owner occupier,” she said.

“For Ember, it’s [for] those who are looking for something that is really design-led and beautiful, but at a more convenient price point.”

The developments are being made to meet Ipswich’s growing population.

Ms Kluver said within the next ten years, she expected areas in Ipswich to be huge hubs of activity that will need to keep up with a spiking population.

“They need houses, they need quality, and we want to keep [providing] that,” she said. “Their economy is booming. There’s more and more jobs being provided. There’s better schools. It’s a great council to be working in. So we want to do as much as we can out there.”
