A spacious home in the most popular suburb across the state sold at auction, for nearly double the suburb’s median house price.

Queensland’s most popular suburb saw a home sell on Saturday for nearly double the area’s median house price.

The five-bedroom, four-bedroom house at 25 Shire St, Coorparoo, saw six registered bidders and a crowd of around 150 gather at the home’s huge front yard.

Place Camp Hill agent Shane Hicks said the home was valued not only for its location, but its wide open space and well-tended garden.

“In the front yard, there [are] very large and healthy lime, lemon and mandarin trees,” he said. “When you walked in, it smelled almost like a fruit shop.”

The suburb of Coorparoo recently topped real estate analyst PropTrack’s list of Brisbane’s most sought-after suburbs.

During December 2024, around 2684 buyers were “seriously” interested in the 37 houses for sale in the suburb.

“It is a suburb that people are chasing, it’s very sought after,” Mr Hicks said. “People came to this because it was a large piece of Coorparoo.”

3 active bidders participated in the auction, starting with an offer of $2.5 million.

“It was fast-paced and very aggressive up to $2.8m,” Mr Hicks said. “From $2.8 to the eventual sale price, there was some back and forwards negotiations with two of the bidders and the seller.”

Finally, the home sold under the hammer for $2.935 million.

This is more than $1 million over the suburb median of $1,577,500.

The home went to a young professional couple, upgrading from a Camp Hill home on a smaller lot.

“They love the idea of being on a big piece of land, and they love the idea of being in Coorparoo so close to the city,” Mr Hicks said.

Meanwhile, the vendors planned to move to Northern NSW, while keeping a smaller townhouse up in the Brisbane area.

The sale was watched by the previous owner of the property, who had visited his old home to see the auction play out.
