Australia's richest person Gina Rinehart is making millions in her sleep thanks to an insane property portfolio that includes cattle stations as big as Japan, luxury homes and mine sites.

A single cattle station - one of her largest landholdings which is a massive 918,000 hectare property in channel country in outback Queensland - was listed on property records as having jumped from $14m to $54m in baseline unimproved value in 12 months.

She has over a dozen cattle stations and counting carved into a $34bn plus fortune invested across a web of companies linked to her mainstay Hancock Prospecting - a firm inherited off her father. Most are linked to real estate transactions.

Her fortune was used to buy back S Kidman & Co - a firm with links going back to her mother's father - in a $386.5m deal with business partner Shanghai CRED, that immediately doubled her cattle stations to 21, and added close to 4million hectares of land to her portfolio.

She's since sold off a whopping 2.4m hectares worth of cattle country for around $200m, according to the latest Weekly Times farm ownership report, picked up by the Appleton Cattle Company.

She's sold a 550,000ha station in Northern Territory to Hughes Pastoral Company - though Ms Rinehart still has some of the biggest farms on the top farms list including a 400,000ha property in Fitzroy Crossing WA and 384,451 hectares in the Pilbara - peak mining country.

Property records show the richlister has almost 1.5m hectares in Queensland farmland across a dozen properties under S Kidman & Co now, but more could be added soon, given her executives have expressed a keenness to be closer to prime ports and markets for "animal welfare" reasons.

Ms Rinehart continues to expand her property empire, buying a 511ha farm called Chrome Park in Victoria for $8.6m which had been used for six decades for stud and commercial livestock, crop, fodder and raising award-winning Australian stock horses.

Towards the end of the pandemic in 2022, Ms Rinehart splashed over $76m on four homes in a single Queensland suburb, including making fellow richlist businesswoman Therese Rein a $9.75m offer she couldn’t refuse for a beach house in Park Crescent, Sunshine Beach in March that year.

Ms Rein had paid $6.75m for the property on the beach just six months earlier, in September 2021, but agreed to on-sell it off market after the 44 per cent higher price offered by Ms Rinehart’s company.

The Park Crescent house, built in 1980, has stunning views across Sunshine Beach and has DA approval already on it. It is located just three doors down from a beach house Ms Rinehart bought for $11.2m in February 2022.

Ms Rinehart also bought an Arakoon Crescent property in Sunshine Beach for $21.5m, which was one of the most expensive home sales in Qld in the 2021/2022 year.

She is on the march in Sunshine Beach, Qld’s most expensive suburb that both she and Ms Rein highly favour.

Therese Rein sold these blocks in Noosa and then went on to buy two more houses as part of her 2021 property investment moves.

A company linked to Ms Rinehart's Hancock Prospecting campaign Make Queensland Great Again - with a director listed as the wife of her top executive Dan Wade, was listed as having paid $34m for one of the most expensive homes sold in Queensland.
