More than a dozen new homes are planned for a new development that uses one of the last riverside spots available near the city.

Families are being offered what could be their last chance for luxury riverside living near Brisbane City.

Property developer Spyre Group has lodged development approval for a site on 3-9 Byron St, Bulimba: expecting to create a collection of 15 boutique apartments by the Brisbane River.

The property marks one of the last remaining riverside sites in the area, just 8km from the city’s CBD.

If moved ahead, construction on the property will begin in late 2025, with completion set for some time in 2027.

Each unit on the site’s five floors will offer between three and four bedrooms for families seeking luxury living in the area, with the building’s design by Cavill Architects.

Spyre director Andrew Malouf said he was excited to work with the award-winning team on the project.

“Cavill Architects has an unsurpassed reputation in creating buildings of the highest quality, award-winning for their ability to thoughtfully intersect contemporary architecture with a building’s sense of place,” he said. “A site of this pedigree has granted Cavill Architects with the creative freedom to design a building that both challenges and elevates multi-residential architecture in Bulimba.”

Right by the Apollo Rd ferry terminal, the site’s design is intended to pay homage to the area’s industrial heritage, including visual references to shipyards established along Brisbane River during the 1900s.

Its three frontages will offer different views for residences from ther apartment windows, depending on where they’re situated. Price for standard apartments – and premium apartments with river views – will be determined after plans and interiors are finalised, estimated to be in four weeks.

Prices for Spyre’s nearby luxury development, Moray House in New Farm, start from $9 million. The company’s other two upcoming projects are located around the Gold Coast.

Spyre CEO Daniel Laruccia said the new site was designed to celebrate Bulimba’s character, while still offering contemporary luxury for future buyers.

“As one of the last remaining Northern-river addresses in Bulimba, this project presented a rare opportunity to deliver an apartment series that is thoughtfully designed, quality driven, and crafted to offer an exceptional lifestyle for discerning owner-occupiers,” he said.
