Awardwinning Brisbane trophy home Larc has sold less than two weeks after hitting the market for 54 per cent more than its owners paid just four years ago.

Place New Farm agent Heath Williams said “we had six serious buyers, with people flying in from Sydney, the UK, Dubai, and some local interest”.

The luxurious hillside property at 7 prospect Terrace in blue chip Brisbane suburb Hamilton – home of the Olympic athletes village – sold for $12.3million.

In the end, Larc – a private project by award-winning builders Graya, built in 2020 and designed by Joe Adsett – sold to a local family.

“Before we even officially listed the property, we received a pre-market offer – although it was shy of our expectations,” Mr Williams said. “We believed we could achieve more on market.”

“The amount of interest was overwhelming. Ultimately, six highly motivated buyers were given the rare opportunity for a private inspection. A prestigious property like Larc demands a prestigious approach, and we ensured it received exactly that for both buyers and sellers alike.”

The sellers Adam and Daniella Carmichael had bought the house directly off Graya before it was even built for circa $8m – giving them a massive $4.3m uplift in just four years.

They had sold their auto dealerships in Townsville to relocate to Brisbane for their children’s education. “It isn’t just a trophy piece, it had to work as a family home,” Mr Carmichael said when listing it two weeks ago.

“It’s hard-wearing, it’s easy to clean and it’s a property that offers a great lifestyle, is perfect for entertaining and has so many things you can do inside the home.”

Mr Williams said “what sets Larc apart is the scarcity of such exquisitely designed and exceptionally built homes on the market. And with those breathtaking views, it was an irresistible combination”.

“Larc is a symphony of architectural and luxury with unparalleled views, achieving a harmony that’s rarely seen. Typically, it’s a challenge to balance such design and incorporation of the views, but Larc does so seamlessly.”
