A swathe of Queensland homes smashed suburb price records in 2024, with some selling for almost double the previous benchmark in just two years.
Analysis of home sales in the past 12 months reveals the phenomenal prices paid for property in some parts of the state, despite interest rate hikes strangling borrowing power and dwindling household savings — a trend likely to continue in 2025.
A SNAPSHOT OF QLD’S 2024 RECORD-BREAKERS:
ROBINA
One of Queensland’s most outstanding suburb record-breakers in the past year was a showstopper of a property in Robina on the Gold Coast, which broke the suburb record by almost $2m when it sold for $4.6m in May.
The sprawling two-level lakefront home at 11 Pipers Point sold to an expat and eclipses the previous suburb record of $2.85m, paid for 5 Pipers Point in June, 2022.
HELENSVALE
A waterfront mansion in Helensvale on the northern Gold Coast sold for $5.65m in August to a buyer from Surfers Paradise.

The sale of the luxury new build at 112 River Links Boulevard East eclipses the suburb’s previous record of $4.82m, paid for 11 River Cove Place in October, 2022.
BURLEIGH WATERS
In Burleigh Waters, a designer family home sold for $4.83m in October, setting a new record in the popular suburb.
The price achieved for the five-bedroom, four-bathroom waterfront property at 166 Burleigh St is the highest ever paid for a residential property in the suburb, which is experiencing a wave of gentrification.
The previous suburb record of $4.765m was set in March for a luxury new build on Honeyeater Dr.
MAUDSLAND
A Maudsland acreage property with luxury inclusions rivalling a resort sold for $6.1m, smashing the suburb record in the rising hinterland market.
Owner-builder Peter Prouse waited two years for the sale of his spectacular home at 48 Huntington Dr, changing agents four times before a buyer was secured.

Property records show the sale price was the highest in the suburb, eclipsing another home on 4.88ha which sold under the hammer in May for an undisclosed sum.
COOROY MOUNTAIN
On the Sunshine Coast, a luxury mansion sold for $11m this year after four years on the market.
The sale of the five-bedroom home at 430 Cooroy Mountain Road, known as ‘Stonelea’, eclipses the previous suburb record set in September 2023, when a property at 146 Solar Road sold for $10m.
Down the road in Doonan, ‘Whipbird’ at 81 Panorama Drive is understood to have sold for a suburb record of $11.5m this year.
Buyer’s agent Kirstie Klein-Hunter said the Noosa hinterland was witnessing a surge in demand that was driving record-breaking sales and changing perceptions about its value.
“These impressive numbers reflect a significant shift in the perception of the Noosa hinterland, which is increasingly seen as a premier destination for luxury buyers seeking both exclusivity and investment potential,” Ms Klein-Hunter said.
Other significant sales in the region include a property in Lake Macdonald that sold for $10.2m and a property in Eumundi that fetched $5.7m in October.
HIGHGATE HILL
In Brisbane, a landmark trophy home dubbed the ‘Great Gatsby’, built on a site that once belonged to a war hero, sold for circa $10m in November.
The fairytale riverfront mansion with seven bedrooms at 50 Dauphin Tce, Highgate Hill, is understood to have been purchased by a North Queensland buyer in a deal that set a new sale price record for the suburb.
The previous highest sale was in August when a block of 14 units on one of the city’s last riverfront development sites at 5 Dudley Street fetched $8.25m, according to public records.
GUMDALE
In Gumdale, a five-bedroom house on more than 10,000 sqm at 305 Formosa Rd fetched $6.512m just months after the previous record was set at $5.55m in April.
Selling agent Tyson Clarke of Queensland Sotheby’s International Realty said that record was likely to be broken soon by another property that he was marketing with a 15-car showroom at 18 Judd St, Gumdale.
Mr Clarke said buyers had already expressed interest in the range of $10m. He said Gumdale house prices had grown significantly in the past two years as more homeowners decided to sell and more people realised the suburb existed.
CHANDLER
Down the road in Chandler, a monochromatic, farmhouse-style mansion sold for $12.8m in June — setting a new sale price record.
Crowned Australia’s most popular home of 2023 by Realestate.com.au, the sprawling estate on 2ha at 598 London Rd was first listed by JLL Asia Pacific Hotels & Hospitality Group chairman Mike Batchelor and his interior designer wife, Margie, with higher price hopes.
The previous record for Chandler was set only a few months earlier when another acreage property at 74 Bacton Road fetched $11m.
LAMB ISLAND
It isn’t just large luxury properties that are breaking records. More modest homes have also surpassed the previous top sales.
On Lamb Island, in Brisbane, a charming period home that was originally moved to the island via a barge, sold for $1.35m — 74 per cent higher than the previous top sale that went for $775,000 in September 2021.
MOUNT MARROW
The $1.2m sale of 203-211 Thagoona Haigslea Road set a new benchmark for the rural suburb of Mount Marrow in the Ipswich region.
The four-bedroom family home and its 3.46ha block sold for almost twice as much as the suburb’s previous record of $635,000.
