Bondi Beach’s Avra achieves $89m in sales in just eight days

A new Bondi Beach apartment block has shocked observers by achieving an extraordinary sales tally.

A new Bondi Beach apartment development has achieved an astonishing $89m in off-the-plan sales after just eight days on the market.

The boutique 18-unit block Avra in Curlewis St, is named after the Greek goddess of breeze with its design insired by the sculptural forms of waves.

It’s won over buyers from Dover Heights to Tamarama but also Manly on the northern beaches, who’ve paid between $9m up to $15m for three-bedroom apartments.

“In the current market, this is a hugely successful launch,” says sales agent Ben Stewart, of Stewart Residential and CBRE.

“Buyers are of the understanding that the market is stablising and an interest rate drop is on the horizon.

“They are acting on the basis they can act now and lock in todays prices as the market improves thoughout the construction phase of the development.”

Stewart said the buyers loved that the apartments are all north-facing, their size (180sqm-211sqm) and the retail below, including a French restaurant and high-end providores.

“The site is large and is set to redefine Curlewis St with a luxury building anchored by a brand new precinct underneath,” Stewart said.

Half of the apartments, developed by Clutch and designed by PDB Architects and Woods Bagot and located just a block from the beach, have now sold.

And Stewart expects the rest to be snapped up quickly, with the three four-bedroom penthouses, ranging in size from 330sqm to 350sqm and priced from $23m to $25m “far superior” to the AYA penthouse in Aqualine further back from the beach at 45 Hall St that sold for circa $22m last month.

All of the apartments, with incredible premium finishes, offer spacious living areas leading to expansive private balconies.

The kitchens are designed with curved Champagne quartzite countertops and state-of-the-art appliances from Gaggenau, Wolf, Sub-Zero, and Miele.

Why investors are jumping back into the market

Each bathroom has stone vanities, freestanding stone baths, and infrared saunas.

Every home opens to a private atrium filled with natural light and lush landscaping by renowned designer Miles Baldwin.

“Avra’s design is inspired by the sculptural forms of waves, capturing the sense of movement through its soft curves and flowing shapes,” said Paul Buljevic of PDB Architects.

Tracey Wiles from Woods Bagot added that the vision was to create a property that lives up to the iconic status of Bondi Beach while simultaneously exuding the luxury of a Mediterranean villa.

“These residences have such grandeur and scale that they feel like true private homes. Down to the finest detail, we’ve considered every aspect,” Wiles said.
