Boatshed in coveted pocket of Sydney’s Sutherland Shire more expensive than a mansion

Think car parking is expensive? A small boatshed is being sold with a 5m strip of private beach but the asking price may make you want to do a double take.

It’s a cabin roughly the width of three public toilet cubicles and, depending on the tide, comes with a private beach about 5m wide.

And it’s pricier than Australia’s most expensive home, measured metre for metre.

The boatshed in the Sutherland Shire enclave of Burraneer is for sale at $350,000, but the roughly 9sqm of floorspace means each square metre costs about $39,000.

This is dearer per square metre than a multi-level Vaucluse mansion currently listed for $60 million — Sydney’s highest asking price for a home listed this year.

With nearly 2000sqm of floorspace and parking for 20 cars, the Vaucluse home on Wentworth Rd works out to about $30,000 per square metre.

The Burraneer boatshed on Hazel Place overlooks the coveted Port Hacking waterway and is a short boat ride from Cronulla.

Owner Matt Short purchased the shed with a friend in the 1990s to give their daughters a sanctuary to enjoy watersports.

The cabin is heritage listed and cannot be knocked down and sits next door to other similar sheds.

Mr Short said the price was in line with what other sheds sold for in the area and paled in comparison to what similar properties in Melbourne and Perth sold at.

“If this was the same thing in Melbourne it would be worth $1 million,” he said.

He described the property as a quiet retreat with a stunning outlook of the surrounding area.

“We bought it for our daughters to have freedom down by the water. It just didn’t work out that way and we’ve hardly used it,” Mr Short said.

Mr Short, who is selling the property without an agent, said he had received numerous inquiries, but most were from people hoping to build houses there.

The boatshed is pricier per square metre than this Vaucluse mansion.

“The land is not suited to it. It’s just a little boatshed for people who like the water,” he said.

Mr Short’s listing describes the land as ideal for hosting barbecues or storing a jetski or dinghy.

It is rare for boatsheds to be sold as individual properties in NSW. Last year a 6m by 4m shed in Narooma, on the South Coast, was listed for $160,000 and sold for an undisclosed price.
