From a two-bedroom home perfect for retirement living to another in the heart of an opal mining town, we reveal the longest listed homes in SA.

Navigating a buyers' market this Spring

Hope is finally on the horizon for the patient vendor of a two-bedroom home that has been for sale for more than 12 years in a rural West Coast town.

The property tops the list of SA houses that have been unable to sell, despite being on the market for many years.

The home in the small agricultural town opf Cleve on the Eyre Peninsula has been listed for sale on realestate.com.au for more than 12 years.

According to PropTrack data, the home at 10 Cowell Rd, Cleve had been on the market for 4488 days as of the end of August.

To put that into perspective, the median days on market for a house in Adelaide was 39 days, the data reported.

Marketed as an “independent living retirement home”, it boasts two large bedrooms, ducted airconditioning, solar heating, a modern kitchen, an adapted bathroom and huge rainwater storage. It is priced at $240,000.

Selling agent Nick Schumann of Elders Eyre Peninsula said the home hadn’t had any enquiries in over 10 years.

“I was told by the previous agent that there had been no enquiries in over 10 years,” he said.

“An older couple built it because they didn’t want to go into a retirement unit. It cost them a lot of money and they had listed the price looking to get money back.

“I think it cost them well over $300,000 to build. Unfortunately, the vendor’s wife passed away and he is now looking to move into a smaller unit.”

In a long-awaited ray of hope, Mr Schumann said he had recently arranged an inspection for a potential buyer.

The PropTrack data shows that the South Australian homes that have been on the market the longest. All of the top 10 are in regional SA.

Apart from the home in Cleve, residences in Whyalla Stuart and Andamooka have also been on the market for more than 4000 days.

Craig Sumsion, principal at Raine & Horne – Roxby Downs, is presenting a home at Lot 590 Tea Tree Rd, Andamooka.

Mr Sumsion said it would be unfair to compare selling conditions in regional SA with capital cities.

“Andamooka is a local opal mining town and comparing it to anywhere else would be doing it disservice,” Mr Sumsion said.

“Homes in the region take a while to get off the market and in Andamooka it’s usually people coming in to do opal mining.”

Elsewhere in the state, a three-bedroom blue stone and brick home at 60 Norrie Ave, Whyalla Playford – on the market for 3829 days – has been listed for $338,000.

Another four-bedroom house at 9 Eleventh St, Port Pirie, has been on the market for more than nine years.
