Toorak mansion could fetch $30 million, breaking Victoria’s house price record, agent says

AN opulent Toorak mansion has the potential to “reach the heights of $30 million”, well and truly making it Victoria’s most expensive home, its selling agent says.
The remarkable 4 Robertson St doesn’t officially hit the market until tomorrow, but Marshall White director Marcus Chiminello said he’d already had 12 parties flag interest in the trophy home.

He said most of them were local buyers, but he’d also had inquiries from househunters in the US and Asia.
Mr Chiminello said he was confident the “exceptionally rare” home — which is being sold by Tony and Jennifer Smorgon of the prominent business family — would break the state’s house price benchmark. The only question was, by how much?
The title belongs to clifftop mansion Ilyuka at 16 Point King Rd in Portsea, which earned $26 million in 2010.
“We know it’s going to set a record,” Mr Chiminello said of the Toorak property.
“Whether that’s just over $26 million or $30 million is what we’ll have to wait and see.”
CoreLogic RP Data shows Mr Smorgon purchased 405 Robertson St for $4.52 million in 2005.
A new house has been built on the block since.
It was designed and built over six years, with construction finishing in 2012, and boasts 18 rooms including seven bedrooms, seven bathrooms, three kitchens, a dining room that seats 18 people, a den for business meetings, a separate office and formal sitting rooms.
The mansion is fitted with fixtures imported from across the globe, and is surrounded by landscaped gardens.
A 25m pool and spa complete its vast backyard.
“It was never built to be sold — it was built to be enjoyed for generations,” Mr Chiminello said.
“They wouldn’t have gone to the expense or level of detail had they intended to sell it.
“It’s one of the most expensive buildings I’ve ever come across.”
Mr Chiminello said the property would be marketed to Melbourne and overseas buyers in an expressions of interest campaign, which kicks off tomorrow but has no closing date.
