From isolated clifftop perches, to city sky mansions, Surf Coast beach frontage and rolling hills to the horizon, these are Victoria’s top residential views — and many are up for grabs.
A desirable view can add more than 20 per cent to a home’s value, with vistas of the city skyline, the bay and mountains high on Victorians’ wishlists.
But how a residence was set up to enjoy an outlook was just as important as the outlook itself, Wakelin Property Advisory director Jarrod McCabe said, noting orientation and elevation were key.
“A Port Melbourne apartment might have views of the water, but you’ll be facing due south,” he said. “So if you have outdoor entertaining areas facing the water, there are large portions of the year where that view is not usable because you’ll be enduring howling winds.
“The right aspect and orientation could add as much as 20 per cent (to a home’s value), maybe even more – particularly if it’s a view that’s hard to come by.”
