With interest rates and the cost of living skyrocketing, people are on the hunt for bargains — and that means going regional.

Rural Ray White agent Brett Driscoll said he had seen a huge increase in the demand for regional and rural property over the past few months.

“Of all the properties sold in January (minus one), they were only on the market for a week or two,” Mr Driscoll said.

“There were several offers for most of the properties and some over the top of the asking price.”

The appeal to moving to the country isn’t just for the tranquillity — although that’s a plus — but buyers get more bang for their buck and can build their dream home for a fraction of the price.

“The fact is you get a lot more land out here. Most blocks are a quarter acre or 1600sq m, which is just under half an acre; that’s a lot more land at a cheaper price,” Mr Driscoll said.

“I know some people who have bought in an estate in Melbourne for $400,000 and then they have to build on top of that.

“For that price someone can buy block of land, build their absolute dream house and not be restricted out here like you would in the city. And you have very few neighbours, which is also a pretty big draw card.”

Next door, 22 Bishop St is also on the market and has been dubbed “Australia’s cheapest block” by listing agent Mr Driscoll.

Grab this 1012sq m property for $19,000 — about $18.77 per sq m — and live among the idyllic location on the outskirts of Lake Tyrell.

A 100sq m residential plot at 3 High St in Watchem is up for grabs for $45,000.

The flat and level land is the perfect place to build your dream home with power and water sources close by.

The new buyer could enjoy all the benefits of a quiet country life in the small Mallee town with a lake nearby for swimming, camping, skiing and fishing.

1 High St is also for sale for the same price of $45,000.

Watchem is the small town between Birchip and Donald on the Sunraysia Highway, so access to this part of the world is straight forward.

This land is much like its neighbouring site and offers the perfect opportunity for the future owner to build a house.
