A grand sale for a six-bedroom house in Melbourne’s northwest stunned the crowd at an auction today.

In addition, a Preston unit owned by comedian and actor Damian Callinan is likely to sell next week, following an auction today.

Real Estate Institute of Victoria president Richard Simpson said most homes had sold at the auctions he had watched today, but many bidders seemed to be reluctant to put their hand up.

“I’d encourage people, if they are interested, to bid because it can put them in the box seat for negotiations afterwards, if the home passes in,” Mr Simpson said.

He added that more stock would come onto the market soon but that he was not expecting a huge amount of homes to be listed for sale before Christmas.

“For investors, I think it’s a good time to get into the market while prices are down a little and rents are starting to rise, if you don’t have to borrow too much it’s a great time,” Mr Simpson said.

A Hillside house sold for $65,000 above expectations today.

The auction for 14 Sovereign Way started with a $1m bid and quickly rose, with a new bidder joining in at $1.195m.

The house sold for $1.225m after being listed with $1.08m-$1.16m price hopes.

Barry Plant Taylors Lakes partner Andrew Koulaouzos said the 1000sq m block was located in the prestigious Regency Rise Estate.

“It’s a grand home featuring six bedrooms and a triple garage with side access which is great for tradies, that has been one of the main attractions of it,” Mr Koulaouzos said.

“It’s pretty cool and very impressive.”

The house features soaring ceilings, cornices, a formal lounge and dining area, a renovated kitchen with German-made stainless-steel appliances and an outdoor entertaining area with a built-in barbecue.

Mr Koulaouzos said more than 60 groups inspected the house prior to today.

He said rising interest rises had not significantly impacted upon many buyers’ desires to purchase in the area’s higher price bracket.

“My opinion is the market hasn’t really been affected, for us around homes around $900,000 are still performing strongly and above $1m is doing really well,” he said.

A Victorian-era house named ‘Kia-Ora’ at 222 Osborne St, Williamstown, attracted a $4.25m bid during an auction today.

Set on a 1034sq, the four-bedroom house has a swimming pool, spa, separate self-contained unit, formal lounge and a living space above the garage.

The home was listed with a $4.2m-$4.5m asking range.

Sweeney Estate Agents Williamstown director Dean Stanley said the owners of 13 years – whom he originally sold the house to – had extended the home’s back area and upgraded the bathrooms but were downsizing, following their children growing up and leaving home.

“I think it’s a very authentic Victorian,” Mr Staley said.

“It’s very true to it’s period.”

Mr Staley said he was negotiating with the bidders after the house passed in at auction.

1/18 GILBERT RD, PRESTON

Negotiations are continuing for a creative Preston unit owned by comedian, actor and writer Damian Callinan and wife Zillah Morrow.

The two-bedroom ground floor property at 1/18 Gilbert Rd was listed with $445,000-$480,000 price hopes.

SheSells Fairfield director Jodie J Hill, who is also a comedian, said a group of new buyers attended the auction today but they needed to “do their due diligence”.

A $465,000 vendor’s bid began the auction for the ground-floor home close to shops, public transport and cafes.

“I said: ‘I’m not selling a unit, I’m selling a lifestyle,” Ms Hill said.

“I added: “I ‘I sound like a real estate agent, because I am a real estate agent’.”

The home passed in but Ms Hill said the auction was “plenty of fun” culminating in plenty of claps.

“It’s not the end of the world when a property passes in,” she said.

“We will be in negotiations until next week, the property will be sold next week.”

A two-bedroom unit at 4/59 Como Parade East, Parkdale, listed with a $650,000-$700,000 asking range passed in at auction today.

Ray White Cheltenham director Kevin Chokshi took a $600,000 opening bid, followed by a $620,000 bid.

A final bid of $650,000 saw the home passed in.

Mr Chokshi said the renovated property would be offered for private sale.

Three bidders competed for the keys to a three-bedroom unit in Bentleigh East today with a young family claiming victory in front of a crowd of 30 to 40 onlookers.

A living room with gas fireplace, open plan kitchen appointed featuring stone benchtops and double doors leading to an entertaining courtyard were among the 1/3 Caleb St home’s features.

The property was listed with a $950,000-$1.045m asking range.

Woodards Bentleigh agent Ryan Counihan said a $940,000 vendor’s bid began the auction.

The bids rose in increments including $10,000, $5000, $2500, $2000 and $1000.

The home was announced on the market at $1.6m, which was its reserve, and sold for $1.071m shortly afterwards, a figure $11,000 above the reserve.

Mr Counihan said this had resulted in “very, very happy buyers and a very, very happy vendor”.

He said the property’s owner of eight years had updated the kitchen, landscaped the garden and done other upgrades at the unit, which is located close to schools and shops.

“The buyers had been looking for a few months so there was a bit of excitement and relief,” Mr Counihan said.

10 JEAN ST, CHELTENHAM

A house at 10 Jean St, Cheltenham, sold at an auction today despite a slow start and a vendor’s bid kicking off the action.

Ray White Cheltenham director Kevin Chokshi said the owners were a couple upsizing from their 777sq m block.

Mr Chokshi said the large site had attracted attention from developers and owner-occupiers, with a New South Wales buyer among those interested.

He began the auction with a $1.3m vendors’ bid and went to chat with the vendors after no other bids were forthcoming.

The home featured ducted heating, polished hardwood floorboards, fresh white paint, LED downlights, a large shed and double carport.

After the auction restarted, there was a $1.325m offer from a buyer but no other offers emerged.

The auction was popped on pause again for a short while, but soon afterwards a $1.43m offer saw the house sell.

The home was advertised with a $1.45m-$1.55m asking range.

Mr Chokshi said the owners had prepared the house for sale well.

“They have re-sanded the floors, painted the painted the inside, re-done the gardens and presented it very well,” he said.

In the north, Craigieburn was hot property this week with several successful midweek auctions, plus homes in Greenvale and Chadstone also selling.

A competitive auction saw a young woman and retired couple go toe-to-toe for a house in Melbourne’s northern suburbs on Thursday evening.

The four-bedroom home at 65 Horizon Blvd, Greenvale, included high ceilings, an alfresco entertaining area and a double remote garage.

Ray White Craigieburn agent Stephanie Shepherdson said the two bidders fought it out for the keys in a “fast and furious” auction.

“It was a heavily contested auction,” Ms Shepherdson said.

“I had about 25 groups through in the three-week marketing period and another two people who wanted to put in offers subject to finance, and were hoping it would pass in.”

The home sold for $695,000, an amount $45,000 higher than the $650,000 reserve set by the owners, investors based in Perth.

The young woman was “ecstatic and very excited” to be the successful purchaser and move closer to her parents, who live near Greenvale.

“Basically, it’s a good entry level point into this suburb,” Ms Shepherdson said.

“Another property in the same street is up for sale for about $1.3m-$1.4m.”

Ray White Craigieburn also sold several Craigieburn properties via auction on Thursday, including a four-bedroom house at 11 Faith Rd for $695,000, a three-bedroom house at 30 Riverdsale St for $615,000 and a four-bedroom townhouse 45 Brunswick Cres for $580,000.

Agents Daniel Diamantopoulos and Adrian Prestileo had the listings.

A double-brick unit at 5/177 Carinish Rd, Clayton, sold for $516,000 during a Wednesday auction.

A $350,000 bid started the event which was watched by more than 35 viewers online.

Three bidders contested the auction, with the two-bedroom property selling for $26,000 above the $490,000 reserve.

Ray White Oakleigh agent Elroy Malowney said the owner was “pretty happy” with the result after the home had been previously on the market for about five months, with a different agency.

Mr Malowney sold the home within 23 days, to a first-home buyer.

“I had a chat to her and she is very stoked about buying,” Mr Malowney said.

“She just wanted to get in before the next rate rise.”
