Multiple bidders drove the price of an Aberfeldie house featuring a 10-car basement and gym to above expectations on Saturday.
In a suburb about 7km away, a Victorian-era house in Brunswick also sold after 12 bidders registered for the auction.
PropTrack is expecting 930 auctions across Victoria this week.

The organisation’s senior economist Anne Flaherty said the state was expecting 933 auctions next week, a figure 11 per cent higher compared to the same time last year,
“This year-on-year rise in auctions has been reflected by the market more broadly, with the total number of homes on the market sitting 7 per cent higher in June compared to the same time last year,” Ms Flaherty said.
“The rise in homes for sale is providing buyers with more choice and is taking some of the heat out the market.”
PropTrack’s figures show 21 auctions are scheduled in Reservoir this week, the highest number in Victoria, followed by Glen Waverley with 15 auctions.
AUCTION REPLAYS AND RESULTS
17 BEAVER ST, ABERFELDIE
Three bidders contested the auction of an impressive Aberfeldie house with a 10-car basement garage, outdoor barbecue kitchen, basketball court and pool.
McDonald Upton partner Joe Zucco said the four-bedroom pad’s basement, including a gym, measured about 30sq m.
Located at 17 Beaver St, the three-level home also features a main bedroom with bay windows, double-shower ensuite and walk-in wardrobe.
Mr Zucco said the house was placed on the market at $4.5m and sold for $4.9m, and that the new owners are big fans of the basement area.
“I’ve seen plenty of six-car basement garages, even up to eight car spaces but this is the only one I have seen that’s a genuine 10-car basement,” he said.
61 DONALD ST, BRUNSWICK
A Victorian-era house containing a host of original features including an ornate fireplace and decorative archway attracted 12 registered bidders – and sold for $370,000 above reserve.
Ray White director and auctioneer Jamil Allouche said seven buyers actually made a bid for the abode at 61 Donald St.
Bidding actually started above the $1.5m reserve, at $1.52m – but the offers came in so quickly Mr Allouche did not get a chance to announce the home on the market straight away.
The hammer almost came down twice before a bidder changed their mind at the last second and tossed in new offers, but the property ended up selling for $1.89m.
Mr Allouche said this was the first time the house had been on the market in more than five decades.
“The vendors are very, very happy, the purchasers are a local family, they are absolutely stoked – they’re planning to do the home up,” he said.
“They sold recently and are looking to stay in the area.”
17 BLAKEVILLE DRIVE, CAROLINE SPRINGS
Fourteen bidders, including two who sets of cousins, turned out for a Caroline Springs house auction.
Ray White director and auctioneer Leigh Grixti said bidding for the three-bedroom home at 17 Blakeville Drive began at $650,000, involved two bidders who phoned in from Sydney and soon evolved into a “rapid-fire” two-horse race.
Mr Grixti said the two cousins were surprised to see each other at the auction, with one joking they stopped bidding to allow their relatives to purchase the house – which they did.
The couple who bought the house, which was listed with a $690,000-$750,000 asking range, won the bidding with an $800,000 offer.
“They purchased the it for their daughter, sight unseen – she had never seen it,” Mr Grixti said.
After the auction, the parents rang their daughter, aged in her 20s, and asked her to come and sign the papers for the house.
Mr Grixti said the young new homeowner burst into tears upon seeing the residence and said she was blessed to have such a loving family.
401/110 KEILOR RD, ESSENDON NORTH
A homeowner who purchased their Essendon North apartment for $381,000 in 2022 has sold for a higher sum, after 10 bidders registered for the auction.
Ray White’s Daniel Nardella said six of the interested buyers ended up bidding for the two-bedroom apartment at 401/110 Keilor Rd.
Mr Nardella said the auction started at $370,000 and the home was declared on the market at $400,000.
Two first-home buyers were the last two bidders left in the race, with the winner currently renting another apartment within the same complex.
“She loves the area, she has been there for five years and loves the building,” Mr Nardella said.
The residence sold for $447,000.
4 CHAUCER ST, BOX HILL SOUTH
A marathon auction resulted in a Box Hill South house selling for a massive $455,000 above its expected price range.
The four-bedroom residence at 4 Chaucer St was advertised with a $1.695m-$1.795m asking range, and bidding started with a $1.65m offer.
Jellis Craig director and auctioneer at John Stack soon announced the home was on the market, at the $1.87m mark.
More than 45 bids later, two buyers kept one-upping each other.
Near the auction’s end, Mr Stock urged one bidder to make a $500 bid in an effort to gazump their competitor, but the bidder declined and the house sold for $2.225m.
The home features a paved dining terrace in the backyard, two Smeg ovens in the kitchen, a main bedroom with an ensuite and walk-in wardrobe, study, guest powder room and laundry.
834 STATION ST, BOX HILL NORTH
A renovated Edwardian-era house in Box Hill North has a new owner.
The five-bedroom home at 834 Station St features leadlight windows, ornamental fireplaces, a
triple garage, workshop and double French doors opening to a covered outdoor area.
Heavyside director and auctioneer Tim Heavyside accepted a $1.5m opening bid – after which the crowd remained silent for a few minutes as Mr Heavyside said the highest bidder would win the exclusive right to negotiate with the owner.
However, a $1.525m bid soon led to several more including one man who bid exactly $1.688m.
Mr Heavyside retreated inside to consult with his vendors and upon emerging, he said the house was on the market.
It ended up selling for $1.75m.
