A prestigious $110m Brisbane riverfront development has been secured and is set to captivate buyers with its unrivalled location and no detail spared in its design.

The 1,196 sqm site located at 44 O’Connell Street in Kangaroo Point, dubbed ‘River House’, is set to be constructed by renowned Australian developer Fortis.

The 14 three-bedroom boutique residences will be treated to over 20 metres of absolute Brisbane River frontage, boasting a northeast aspect and panoramic views to the iconic Story Bridge to the North.

‘River House’ is also set to offer extensive resident wellness facilities, including an infinity-edge pool, sauna, steam room, gym, generous gardens that step down to the river’s edge, a communal lawn perfect for entertaining and a private pontoon.

Plus Architecture Director, Danny Juric said the project is set to offer residents homes imbued with understated luxury.

“A site with profound historical and environmental significance, our design, a slender tower with a curved sculptural form, seeks to exude elegance and establish a harmonious connection with its surroundings,” Mr Juric said.

“The design has residents’ comfort, privacy, but also connection, with both one another and the river, at its heart,”

Associate Director Dan Bowman said the project has attracted an exciting mix of clients.

“They have mostly been local buyers with a couple of ex-pats and young families. It has predominantly been people with no kids or mature-aged kids who are about to move out of home. We’ve had only owner-occupier interest at this stage, but the level of interest indicates that the top-end of the market in Brisbane is still strong,” Mr Bowman said.

“After spending time on site, I didn’t have an appreciation for the Kangaroo Point peninsula until this project came on. It’s in a quiet, serene location with wonderful sunlight; it feels like you’re sitting at the river at Indooroopilly. When the pedestrian bridge is completed, it will be a 12-minute walk to the CBD.

“Fortis does a lot of developments in the eastern suburbs of Sydney, a very discerning market. This project brings that style of prestige living to Brisbane. We’re using the same consultant team as we do in Sydney, and we’re working with renowned interior designer Miriam Fanning from Mim Design; it has been great working with her.”

Mr Bowman said like other development companies across Queensland, Fortis has been impacted by the builder and construction shortage.

“Everyone has been impacted. We’ve had to work harder to address the challenges the project faces. The developers have had to put a lot more work in, but It’ll ultimately be a better project for it,” he said.

“The project has wonderful engagement with the Brisbane River and a discrete street presence; it only has a narrow driveway, so the tower won’t be too visible to those passing by. It’ll be an interesting building in the years to come. The building has this wonderfully expansive communal area that expands out to the riverfront, which is quite generous for 14 apartments. You’ll get a good view of the project if you’re taking a CityCat on the river.”

Mr Bowman also said as a Queenslander, he was excited about what the project would bring to Brisbane.

“I grew up on the Sunshine Coast, and when I became aware that Fortis was expanding in Brisbane, I jumped for the opportunity immediately. This type of housing that we’re building at Kangaroo Point is a growing need for Brisbane, and it’s great to be part of a company that has such a great track record of delivering these projects,” he said.

“We will be releasing sales for the project mid to late this month.”
