A Bellarine couple has opened up on their emotional decision to sell the mega oceanside caravan park they’ve owned for almost 40 years.

A mammoth oceanfront caravan park is being put on the market almost 40 years after a local couple bought the Bellarine site.

The 30ha oceanfront site of the Collendina Caravan Park is being sold by long-time owners Bill and Joan Steains, who appointed JLL Hotels and Hospitality Group to sell the site via an expressions of interest campaign.

“We feel lucky to have had the opportunity to develop Collendina into one of the most popular family caravan parks on the coast and we value the relationships we’ve established with so many wonderful families along the way,” the Steains said in a joint statement this week.

“It’s with considerable sadness that we’ve taken the decision to move on – but, at the same time, we’re excited to open up the opportunity for someone else to come in with fresh energy and new ideas for our beautiful oceanfront property.”

The Collendina Caravan Park sits on a 30ha freehold oceanfront site, and includes 328 caravan sites, two swimming pools, two tennis courts, a full-size football oval, basketball court, nine-hole golf course, indoor play centre and a cafe – even boasting its own “private” beach track through the sand dunes.

JLL vice president Nick MacFie said the Collendina site had always been in exceptionally strong demand.

“Historical profitability has been strong, yet there is significant scope for further income upside as is or through repositioning and expansion,” Ms MacFie said.

JLL managing director Peter Harper said the site was expected to attract huge interest from potential buyers.

“Collendina will no doubt be keenly contested by such investors, but also smaller funds, caravan park operators, land bankers and high-net-worth investors attracted by the property’s strong underlying fundamentals and passive income profile,” he said.

Expressions of interest close on March 31.
