Toorak mansions and lavish beachside estates on the Surf Coast and Bellarine Peninsula dominated Melbourne’s biggest property deals of 2021.

Chemist Warehouse boss Sam Gance crushed the record for Melbourne’s priciest suburb, Toorak, when he picked up prominent businessman Mark Healey’s extravagant 47 Lansell Rd abode for $43.1m in October.

Seven living areas, three kitchens, a teppanyaki grill and an on-site wellness retreat are among its features.
The historic Chiverton manor in the same suburb, once owned by TV personality Steve Vizard, sold within its eye-watering $31.8m-$34.8m guide after lingering on the market for almost a year.
It was one of at least five $30m-plus sales to take place in Toorak this year.
Former Australia Post boss Ahmed Fahour sold his spectacular Hawthorn abode, Invergowrie, off market for $40.5m.
The buyers, scientific research firm Trajan Group co-founders Stephen and Anjelica Tomisich, are now considering ways to open the historic mansion to the public.
Celebrity chef Shannon Bennett sold his family home at 43 Lansell Rd, Toorak, for $24m following his split from Madeleine West.
And online shopping magnate Ruslan Kogan, who founded kogan.com, splashed about $20m on a Toorak manor for his parents.
More than $115bn worth of real estate transacted across Victoria between January and November this year — $30.9bn more than last year, according to the Real Estate Institute of Victoria.
Digital entrepreneur Guy King’s extravagant residence at 61-63 Grange Rd, Toorak, sold for $31.25m in March. A few months later the wealthy Zagame hospitality family offloaded their 27-29 Kent Ave beachside pad within its $25m-$27.5m guide — setting a new Brighton record.
Just Jeans co-founders Christine and Roger Kimberley sold their clifftop manor at 5 Kildrummie Court, Sorrento, prior to Christmas last year for $25.5m, with the sale settled earlier this year.
And Boost Juice queen Janine Allis, who has appeared on TV shows Shark Tank and Survivor, parted ways with her Fairhaven coastal retreat.
The 310 Great Ocean Rd pad, which featured in the 1979 Mad Max movie, sold for $10m.
Wombat Park in Daylesford transacted for an undisclosed amount believed to exceed $7.7m.
And the magnificent Macedon Grange estate, with its double-storey bluestone abode set on a picturesque 47ha, changed hands for $7.1m.
This was joined by the six-bedroom abode at 58-60 Hodgson St, Ocean Grove, which sold for $6.65m and has uninterrupted panoramic water views among its long list of features.
Top-end buyer’s agent David Morrell said a slew of big money prestige deals made late this year were due to settle in early 2022.
Toorak was the prime suburb the wealthiest buyers flocked to, including the newly rich who had only recently made their fortunes.
“A lot more is spent in Toorak than in Brighton. Then it’s Portsea and Flinders and Red Hill. They’re the Meccas,” Mr Morrell said.
“A lot of the wealth is organically grown and it’s coming from directions we didn’t even know existed. Some of the people I’ve bought for didn’t even own a business six years ago.”
