A four-bedroom house at 29 Coonawarra Drive, Vermont South, sold under the hammer for $1.706m today after seven bidders competed for the property.

The home sold for a figure $206,000 above the $1.5m reserve.

Ray White Forest Hill director and auctioneer at Hugh Francis said the owners of 30 years were looking to downsize after their children had moved out.

“The buyers were a family who has recently migrated to Australia from China, a husband, wife, two children and the grandparents,” Mr Francis said.

He said buyers loved that the house had been “immaculately maintained for so many years”.

Set on a 801sq m block in a sprawling pocket among the greens of Morack Public Golf Course, the house features an open plan living and dining area, additional dining space, a freestanding bath in the main bathroom and a wraparound patio overlooking the leafy garden.

Mr Francis said his agency also sold a house for $200,000 over reserve last week.

“Quality homes are still getting heaps of numbers, particularly with the low supply.” he added. “The good ones really stand out.”

The fact that it had been immaculately maintained for so many years, it wasn’t a last minute fix up. People had genuine confidence in the condition.

Fierce bidding for a South Morang house resulted in a “Mike Tyson” type bid claiming the keys at an emotional auction today.

A $700,000 bid kicked off the auction for the four-bedroom property at 11 Evergreen Drive.

Offers rapidly poured in, with the home announced on the market at the $800,000 mark.

After bidding began coming in $1000 and $500 increments, an $840,500 offer was yelled out.

But a $850,000 bid prompted Barry Plant director and auctioneer Jay Moxon to describe the offer as “a Mike Tyson, three punch combo”.

Mr Moxon said “knock out” final bid put all other the buyers “on the ropes”.

“The sold sticker is going up, the champagne is going to be popped,” he said.

Mr Moxon said the house “ticked all the boxes” with a study or fifth bedroom, main bedroom including a large ensuite and walk-in wardrobe, spacious family and meals area, formal lounge, solar panels, double garage and undercover outdoor entertaining area.

Barry Plant North Eastern Group agent Ashlee Jade said three to four bidders participated in the auction.

“The home sold to a family who has just sold their NSW family property where they have been for many years, so they were very excited and very emotional,” Ms Jade said.

“I also originally sold the home to the vendor in 2017, so she was very emotional too, there were lots of tears.”

Ms Jade said the home’s good floorplan, “family feel” and beautiful garden had appealed to buyers.

A double-storey townhouse at 67A Moore Street, Coburg, proved popular today after it surged above the $1m-$1.1m asking range at a “hotly-contested” auction.

Five bidders competed for the keys to the three-bedroom property boasting a main bedroom with an ensuite and balcony offering a glimpse of Melbourne’s CBD skyline, a powder room, Euro laundry, intercom and garage with internal access.

Bidding increased in $2000 and $1000 increments as the auction neared an end.

But the second-to-last $1.24m bid was defeated by a $9000 increase, the $1.25m final offer.

This figure was $150,000 higher than the asking range’s upper end.

Ray White Brunswick director and auctioneer Jamil Allouche said a downsizing family bought the home.

“We had a mixture of investors and owner-occupiers who were interested,” Mr Allouche said.

He added that a lack of stock on the market was seeing people compete for the good properties that were listed.

“The market’s not dead, we are definitely seeing activity,” he said.

Auctioneer James Moss said the “beautiful-looking property” was perfect for a growing family, with a home theatre that could also be used as a fifth bedroom.

“To buy that land and quality, you could not replace it today at $1.6m,” Mr Moss said.

Placed on the market at a $1.65m bid, the abode features three bathrooms and an open plan living and dining space looking out to an alfresco deck.

It is also zoned for East Doncaster Secondary College and Beverley Hills Primary School.

A Taylors Hill house with a “really cool alfresco entertaining area” sold for $177,000 above its $950,000 reserve on Thursday.

Barry Plant Taylors Lakes partner and auctioneer Andrew Koulaouzos said seven bidders registered for the auction but three did not get a chance to take part as offers came in thick and fast.

Mr Koulaouzos said the auction for 12 Balmain Circuit was moved forward by two weeks due to high interest in the four-bedroom property with an outdoor deck featuring electric blinds, a built-in BBQ and rangehood, sink, outdoor heaters and bar fridges.

Multiple buyers offered $950,000 to purchase the house prior to the auction, Mr Koulaouzos said.

During 17 days while the house was on the market, it generated more than 4000 online views and more than 40 inspections.

A $930,000 bid began the auction which mostly rose in $10,000 and $5000 lots, although one $20,000 offer came in midway.

A fairly unusual bid amount of $1.121,011m was also offered shortly before the house sold for $1.127m.

“The successful buyer was a local family upsizing from Burnside,” Mr Koulaouzos said.

He said the owners were “over the moon” especially considering they listed the house with another agent last year, but it did not sell.

Mr Koulaouzos said styling the property this time around had helped to showcase its many features to their best advantage including the hardwood bamboo flooring, 2.7m ceilings, open study room and a large kitchen with waterfall stone benchtops, built-in coffee machine and a walk-in pantry.
